*Gain access to this third-floor coastal retreat via an elevator in the covered parking garage. The third floor affords a quiet stay as you will not hear any neighbors from above walking around. Receive a unique personal entry code that works only for the dates of yourstay on the property. This provides for a no-contact check-in and check-out so you can arrive or leave at your convenience.
In addition to the split double king and queen, ensuites there are 4 twin beds in a set of two custom-built bunk beds that include two adult-friendly extra-long mattresses and an additionalqueen-sized Basset pull-out sofa in the living room. All beds are made with your absolute comfort in mind so that you will sleep soundly, wake rested and be ready to enjoy your vacation. Every mattress is fitted with a three-inch memory foam mattress topper and high-end comfy sheets made of 600 thread count combed Egyptian cotton. All beds have bedside lamps and each bed in the bunkroom is also equipped with a personal charging device. Each room also has a ceiling fan, a closet or hanging armoire with a dresser for unpacking clothes, and a TV equipped with cable, and Roku. The master bedroom has private access to the oversized beachside covered deck and a large desk for writing, or a computer. All bedrooms have beach or bay views.
Each of the 3 baths was recently remolded with new sinks, new lights, new mirrors, and new quartz countertops. Each has ample storage. The guest baths have a combination tub and shower while the master enjoys double sinks with a beautiful coastal glass backsplash that goes from sink to ceiling as well as a separate tub and shower. All guests will receive a fluffy bath sheet for their in-condo use. We do not provide pool towels or beach towels so please bring those with you.
You will also find a fully stocked kitchen with all the conveniences of home. Everything you need to prepare a family meal and serve it in style is provided. Appliances include a mixer, blender, toaster, skillet, 3 coffee machine types (Keurig, Mr.Coffee, and cappuccino machine), a microwave, crock-pot, George Forman grill/sandwich press, full refrigerator with water and automatic ice accessible in the door, dishwasher, and electric range and oven. If there is an item that I have not listed here that you anticipate needing just let me know and I will do my best to make sure we have it stocked for you. We also do our best to keep common spices, coffees, teas, sugars, creamer, foils, wraps, bags, cleaning supplies, and Tupperware stocked for your use. If there is something that you forgot chances are that you will find it at the Jamaica Beach Grocery store, Seven Seas Grocery, which is a 10-minute drive east. There are closer convenience stores as well if you want to check there, they also do a good job of stocking for the needs of those vacationing on the island. Also, don't forget about the onsite convenience store.
The breakfast room with 4 rolling chairs and 2 counter height bar stools has many other uses: sunroom, reading room, and game room. We tend to eat breakfast in there because in the morning the light that comes in beckons you to the table. In the evening the deck adjoining the breakfast/game room also has spectacular views of the most amazing sunsets. In the evening you can easily convert the breakfast table to a game table as inside the table there is a surprise...chess, checkers, and backgammon. If you leave the table as is it is perfect for bridge, poker, your favorite game board, or a puzzle.
The dining room has a brand-new table, chairs, and chandelier with coastal table linens and serving ware from Pier One. You may use this table as needed, but it can seat up to eight if you include the 2 adjacent counter height bar stools that sit at the new quartz countertop in the kitchen. The views from the open-concept kitchen, game room, dining room, and living room combination are fantastic in every direction. You might enjoy doing the dishes with your great coastal view. Don't forget to order out at our on-site restaurant, Sippn' On Sunshine, (independently operated, check the website for availability). Need a quick dessert? Run over to the beachside pool for an ice cream snack.
The condo is well equipped to handle anything you need with a washer/dryer, 4 TVs, cable, Roku, Wi-Fi, 3 covered decks, and a lockable covered outdoor storage unit to hold your beach toys. Books, games, a game table for poker, bridge, chess, checkers, backgammon, board games, puzzles, DVDs, 4 beach chairs, a wagon, beach toys, and a Bluetooth-enabled speaker is provided. Every room in the condo has a spectacular beach or bay view that includes views of sunrise and sunset. Golf carts, kayaks, tented beach covers,and bicycle rentals are available for an extra fee.
All guests have private access to all aspects of the condo except for three locked closets. There are two unlocked walk-in closets in both guest bedrooms and 1 pantry in the kitchen available as well as additional storage in the laundry room closet and the storage room in the garage.
* * For a fee of $25 per person, up to 9 guests willalso have access to all the amenities that Pointe West has to offer for the duration of your stay. Pointe West has 2 pools (one infinity pool beachside and one petite lazy river bayside), 2 hot tubs, 3 firepits, a gym,a basketball, and a pickleball court, a restaurant and bar with poolside service seasonally, on-site bike rentals, a stocked fishing lake with a pier, outdoor grills, a locker room, and a game room with a pool table, ping-pong, poker table, shuffleboard table, and foosball. There are miles of green space and trails for hiking, biking and just enjoying nature. You cannot go wrong with this outstanding family-friendly beach retreat that you will not forget.

Taxes for stays over 30 days will not be charged. Discounts for stays over 30 days may be available for stays October-February. Discounts exclude the week of Thanksgiving, the 2 weeks of Christmas Break, and New Year's weekend. If you would like to stay 30 days or more please contact us for our best available rate before booking.
Checkouts,check-ins, or changeovers on Saturdays are discouraged. Your reservation will not be approved if it includes a check-in or a check-out on a Saturday. Please check with us if you would like us to consider an exception. Checkouts on the following holidays are not permitted: New Year's Day, Easter, Mother's Day, Thanksgiving, Christmas Eve, and Christmas Day as cleaning crews are not available on these dates. If your reservation is terminated on one of these major holidays you will also be billed for that evening's stay as well.
Check-in time is 4:00 pm and check-out is 11:00 a.m.
There are beds appropriate for up to 10 guests ONLY. This condo is appropriate for groups of up to 6 adults and 4 children.
No Parties including Prom, Graduation, or Family Reunions. We do not have parking or plumbing to accommodate groups of over 10 in this building and residential neighborhood. If a reservation is made and it is later discovered that the reservation was made with the intent to have more than 10 guests on the property you will be asked to cancel your reservation.
There is a Pet Fee of $100 with prior approval (for well-mannered and well-trained dogs). We will permit up to two dogs for an additional $50 pet fee. We prefer that they be in a crate if you are not present with them. Sorry, but NO cats.
TRAVEL INSURANCE IS ENCOURAGED especially in the last weeks of August and the first weeks of September as our cancelation policy is strictly enforced. If the island is closed, mandatory evacuation is required, or short-term rentals are canceled on the island, we will offer a reschedule of your trip for the remaining days of your stay. Many property owners will not.
* Please note that this home's elevators are sometimes, although rarely, out of service due to power outages, planned maintenance scheduled by the building manager, or inclement weather and this is beyond our control. For that reason, this property may not be suitable for elderly guests or those with limited mobility. No refunds will be provided if the elevator is out of service. Please DO NOT book this property if anyone in your party is reliant on an elevator to enter or exit the condo.
**Private Pointe West Resort Amenity Access: For those wishing to use the private resort amenities a separate reservation paid through the Pointe West Beach Club is available with every paid vacation for the length of your stay up to 1 week. There is an additional $25 fee per person (for up to 9 people) for those that are over 3 years old (under the age of 4 is free). The amenities are separate from the condo reservation and operated by the Pointe West Beach Club so if any issues or refunds for this service are required, please contact the Point West Beach Club. We are not responsible for amenity closures due to maintenance, renovations, or weather. We have no control over this service other than to inform the Beach Club that you have a paid reservation at our condo and that you are entitled to use the private amenity services for an extra fee that is not paid to us. You may pick up the amenity wristbands for your party with proof of ID, at the front desk of the resort or from the after-hours box.
