**The pool can heat up to 32 degrees (approx) with gas heating—note, this is not spa temperature and should not be expected to feel

2. The maximum amount of guests allowed on the property strictly at any time during the day or night is 14. There is an additional $85 per-night p/p applicable for bookings with 12 or more guests
3. According to local laws, all outdoor areas, including decks, balconies, spas, and pools, are off-limits after 10 PM on weekdays and 11 PM on weekends.
4. No parties or unapproved gatherings are allowed at any time.
5. Loud music or activities that disturb neighbours are prohibited at all times; the property has Noise Alarms.
6. Strictly no "schoolies", hens or bucks bookings. Please adhere to this policy.
7. No bookings from groups under the age of 28.
8. Smoking is prohibited both inside and outside the property.
