The Space:
The entire manor is your retreat from the world while you’re our guest! Just minutes to St. Augustine’s historic district, but in a quiet residential neighborhood with free parking. With three bedrooms, seven beds (plus an air mattress and a pull out couch), three baths, open plan living space, and a spacious back lanai for al fresco dining and enjoying the beautiful weather, plus games and a heated pool to elevate your stay! You’ll have everything you need for a fun and relaxing visit, with the beach, historic sites and tons of dining options within a few minutes drive.
During the winter the heater may not be able to raise the pool’s water temperature above 70°F, depending on the ambient temperature.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)
If you are highly allergic to dogs this home may not be a good fit for you. Our cleaning service is very good, but you may notice an occasional dog hair here and there.
Pet Friendly! **WITH FEE** If you are bringing a pet, please be sure to add your pet to your booking! We do charge a pet fee of $50/night / pet that you bring with you. This reduces to $250/week per pet and $500/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
*If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.*
Gatherings/parties of any kind are strictly forbidden at this property. If you host a gathering/party/event at this property we will levy a $1000 fine and call the police to end it immediately. A gathering/party is any event where the guests in the property at ANY time exceeds the listing's capacity or is more than the stated number of guests on the reservation.
We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $400 or the cost of an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.
*Smoking is strictly forbidden anywhere on the property - the house, front or back yard*
*If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee*
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . We may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.
You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.
For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
There is a propane grill. We do not supply propane, but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill, please clean it in order to avoid additional cleaning fees.

Summary: The Manor was fantastic and beautifully decorated. The house, itself, is secluded, but w/in a few miles of everything you could ever possibly need (fine or casual dining, groceries, liquor store, shopping, etc).The pool is fairly large and heated, so you can swim in slightly cooler temperatures. We wished it was a bit warmer outside so that we could have enjoyed it more. If you have kids, they'd have a blast swimming anytime of the year. The Manor is perfect for large families. The layout is fantastic. The kids' sleeping area (bunk bed room) is on one side of the house and the adults (other 2 bedrooms) are on the other side of the house. A very spacious living area and kitchen are centrally located between both sleeping areas. The coffee station is adorable and the nicest touch was a canvas of the original Maxwell House plant above it. (Chef's kiss to the attention to small details.)The customer service is exceptional! They were available at all hrs and responded to us w/in seconds of us messaging. We had a very peaceful visit and would definitely recommend booking a stay.Erin & Dave Files
