NAMED after the model who was often the stand-in for the famous pin-up actress, Betty Grable, this 4,000 square foot estate is in model shape for “Calm Springs” entertaining. Quartz counter tops, terrazzo floors, sweeping views of the mountains, smart TVs in all 5 bedrooms, and seating for 18 inside set a perfect stage for your relaxing vacation.

Our Starter Kit to you is designed to get you through your first day only, it may very well get you through 2 or 3 days as many of our guests will attest to, but our design is to get you through your first day before you may need to go to a grocery store.

Your kitchen is fully equipped with pots & pans etc nearly every utensil you need to use to cook with and cleaning products.
There is a starter kit in each bathroom & kitchen of the following supplies:

Internet & Smart TV’s
The National provider of Internet to your home is Spectrum.
Smart TV’s are App based only. You are responsible for your own Usernames & Passwords.
Suggestion: Bring along your Apple tv, Google tv, plug & play programing entertainment.
(Internet outages are rare but it goes without saying that ModMansions is not responsible for any outages due to, the actions of the national provider or adverse weather conditions etc.

Our pools & gardens have fixed dictated service days. For whatever reason that you may want to request an additional
service when in residence, then you must email david@modMansions.com requesting your service. We will reach out to
the service companies on your behalf and endeavor to secure services depending on their availability. These additional
services will be billed to the credit card details held on file.
1. You must be at least 30 years of age to reserve any home with ModMansions. Guest must provide a copy of a valid
government issued photo id.
2. Your reservation will not be accepted or confirmed without providing a valid government issued photo ID and a signed
rental agreement within 36 hours of this reservation request to Jim@ModMansions.com, Owners of this property.
3. Parking: A maximum of 5 cars parked in the driveway--no street parking.
4. Check-in is 4 pm and check-out is 10 am.
5. All homes are non-smoking. Smoking inside the properties is a violation of the rental agreement and subject to immediate
forfeiture of any money/deposit.
6. Exterior music of any level and/or amplified exterior sound is prohibited 24/7 by the City of Palm Springs Vacation Rental
Ordinance and your signed rental agreement, resulting in immediate house closure.
7. Our homes are for overnight accommodation only. No Parties or Events permitted
8. Dogs (2 dogs maximum) are welcome at our property with a $200 each non-refundable deposit.
9. The Pool is NOT heated.
However, please let reservations know if you would like to have the Pool heated.
Pool HEAT: Flat rate of $65 per night--three night minimum stay. Contact Mark@ModMansions.com at least 2 days prior to
arrival for this option. Pool is heated from 5am-9pm, to between 80° - 85°
If property is listed as having a Jacuzzi, then Jacuzzi & Pool HEAT combined OR separate has a flat rate of $65 per night.
10. 3rd Party Vendors such as Chefs, Masseuses, etc need to provide liability insurance certification. Please advise
ModMansions.
11. CANCELLATION POLICY:
30 days prior to scheduled arrival date, you will receive a refund of any advance payments. 14 days prior to scheduled
arrival date will receive a 50% refund.
Between 0 and 13 days prior to scheduled arrival, no refunds will be granted.
No refund will be given for early departures.

Special event weekends, holidays (Christmas/NYE/Thanksgiving/Coachella, etc.) & long-term rentals (stays 28 nights +) no
refund will be given. Should ModMansions re-rent the property for those specific dates, then ModMansions has the option
of refunding the amount we were able to re-rent it for, up to the prepaid amount.
12. Rates:
Published rates are based on standard occupancy, do not include cleaning fee nor a combined 12.5% percent tax which
includes City of Palm Springs room tax and a TBID Tax Assessment.
13. Payment Schedule:
An advance Deposit (50%) is due at the time of signing the contract with ModMansions. The balance is due 90 days prior to
your arrival at the property. In complex long-term reservations, payment arrangements may be made by contacting us
directly.
14. Utilities - (stays of 28+ nights)
If staying in a home, with its own private pool, for 28 nights or more, the guest will be required to pay a utility deposit of
$1,000 to $3,000 depending on the property. This deposit will be used to pay the actual monthly gas and electric bills and
copies of the actual bills will be provided to the guest. Should the stay exceed 28 nights and utilities used exceed the utility
deposit, the guest agrees to pay an additional deposit to cover the remaining stay. This is not a source of income for
ModMansions

16. Swimming Pools :
Our pools are exclusively for humans, NEVER for dogs. Pet fur can wreak havoc on pool and spa filters so please keep them
out to you do not incur repair charges. Instead, we invite them to enjoy the backyard from the patio or grass.
Check Out Instructions:
1. Take out trash and place in containers provided at the property.
2. Dirty dishes? Pop in dishwasher, and push start. Don't forget the dishwasher tablet provided.
3. Strip bed of sheets and pillow cases and place on floor at the end of each bed.
4 . Place dirty towels, etc. on the floor of laundry room.
5. Left over food items? - Our housekeeping staff is happy to take home!
6. Please be sure to close windows and lock doors and place house key in outside lock box. Code to lockbox given at Check-In.

Summary: The photos do not do this house justice! This is a gorgeous property and we had absolutely no issues during our stay. Upon arrival, we were promptly greeted and given a tour of the property. The house was well equipped and we had everything we needed. We loved the extra fridge, all the amenities and the open layout. We especially enjoyed having fresh squeezed juice in the morning from the orange tree on the property. We had such a fabulous time. Thanks for having us!
