Set high on the hill above the popular Exmoor village of Withypool, Exmoor Farmhouse is a stunning 7-bedroom self-catering house that sleeps up to 14 people, takes dogs and has stabling and turnout available on site. The house enjoys exceptional views over the moorland beyond and guests can walk, cycle or ride out from the house for miles over the wilds of Exmoor.
The house lies a mile outside Withypool, which sits on the banks of the River Barle, where guests can fish for trout. Withypool is a lively Exmoor village with a very popular local pub, which is renowned for its good food and local ales. As the house is situated in the heart of Exmoor, there are beautiful walks all around, with The Two Moors Way for the hardened hiker or simply take a stroll along the river to Landacre Bridge or Tarr Steps. Guests can book an Exmoor National Park Safari or enjoy the amazing night sky, as Exmoor is designated as Europes first International Dark Skies Reserve. Exmoor Zoo is also well worth a trip and train enthusiasts can enjoy the Exmoor Railway.
Exmoor Farmhouse really is a very special holiday home and is ideal for large family groups or just friends wishing to get away for a week or two or to spend a weekend together celebrating a special occasion. The house has been decorated to the very highest standard and is laid out over two floors with the bedrooms upstairs, many enjoying incredible Exmoor scenery. The living rooms are downstairs, and the house has under-floor heating and four fireplaces!
Guests enter the house via a large entrance hall with loads of space for coats and boots. This leads to a large corridor which forms the artery for all the downstairs rooms. There is a central entrance hall with doors leading to a useful utility room with two washing machines, a tumble dryer, and a large airing cupboard with shelves and rails. There is also a butler’s sink. As you would expect with a house of this size the kitchen is very impressive and has been finished to a very high standard with everything you need for large group entertaining, including a large electric cooker with warming oven and induction hob, four dishwashers of varying sizes and a handy pantry where the fridge/freezer is located. Also, in the kitchen is a large wood table to seat at least six and two comfy armchairs perfect for relaxing. There is also direct access to the rear garden and a fire for winter months.
Off the kitchen is a massive dining room with glass windows and doors from ceiling to floor allowing uninterrupted views over the garden and moors. The room has a large table and chairs that seats 10 people and a second, round table that caters for 4 extra guests, ideal for children to eat together. There is another open fire, which makes for wonderful cosy meals in the winter.
The other very impressive room is the living room with triple aspect views over the garden and moorland. It has loads of sofas and chairs for relaxing and two occasion tables for card games all in front of the main feature, a huge open fire-place. The room is an ideal place for large gatherings at any time of year whether cosy winter evenings or long summer ones with a door leading out onto the terrace and garden.
Apart from the main drawing room, there are three other living rooms. Tucked in between the main living room and the dining room, the snug is a cosy room for the kids to watch TV on a large flat screenTV and Blu-ray player. The study is next to the living room and has two “his and hers” desks for guests who might need to work when away or just escape and read the many books to be found in this room. Finally, there is the games room, which offers table football and table tennis, plus loads of other board games, ideal for wet days with nothing else to do. There is also a back staircase to the first floor. The last room on the ground floor is a handy cloakroom with wash-basin and loo.
Upstairs there are 7 bedrooms and 4 bathrooms. The feature room upstairs is, without a doubt, the master en-suite bedroom. This massive room has windows overlooking the amazing views on 3 sides, as well as high vaulted ceilings with old wood beams. The room is large enough to be split into three areas, one featuring a king-size bed, the mid-section has a sofa and the far end has an en-suite bathroom with a roll-top bath and a walk-in shower plus a wash-basin and a loo.
The first double of the main staircase has a sloping ceiling and views over Exmoor. The second double is larger and has a built-in wardrobe and lovely views. The next bedroom is a pretty twin and has two full-size single beds. Next, come two bathrooms, one with a large walk-in shower, a wash-basin and a WC and the second has a lovely roll-top bath, a wash-basin, a loo and a comfy chair. Then located at the rear of the house, there are two further doubles, one with views over the garden, and then the other is a good sized double bedroom with quirky wallpaper and artwork.
The fourth bathroom is situated between the final two double bedrooms and has a bath with a hand-held shower attachment plus a wash-basin and a loo. And finally, the last bedroom is a double on a par with the master bedroom, only not as big. It has high vaulted ceilings and wood beams plus a king-size bed, and lovely Exmoor views.
Outside the house is surrounded by gardens. The large terrace can be accessed via the living room and has a table and chairs plus a BBQ. The garden also has sun-loungers and deck-chairs. There are steps down to two other garden levels one with goal posts for a quick game of football. There is another garden to the front of the house and ample parking for cars. The driveway leads back up the lane where the stabling can be found.
Exmoor Farmhouse is perfectly placed to enjoy the delights of Exmoor and the miles and miles of unspoilt wilderness and the many pretty villages that are dotted over the moor. However, as Exmoor rolls down to the sea at Porlock, guests staying can reach the stunning North Devon beaches of Putsborough and Saunton Sands within 40 minutes or enjoy some of the Somerset coast, including Minehead and Dunster, which is an ancient market town of Dunster with a National Trust managed castle and many craft shops that line the cobbled street.

Summary: Each year we try and book a property large enough to accommodate our family of 14 which includes grand parents through to grandchildren. Without hesitation this is the worst condition property we have stayed in. It really is a shame because the setting is beautiful. The first challenge is to find the key which is in the old stables not visible from the front of the house. Your search starts in the stables that are visible. Having found the key we realised that the property was unlocked anyway. The instructions could be made more simple. Our contact did try and call us to say the property was ready, but there is no mobile signal. Having gone inside the house for the first time the initial impression is that this is a house that has seen better days. With the exception of the master suite, which is brilliant, the rest of the property bedrooms are just adequate. One room that does not have a photo in the description of the property is so small you have to crawl over the bed to get in it. The bed just fits the space. The guest bed room is passable, but the curtain lining is in shreds. This bed is comfortable. The remainder of the bedrooms are functional, the beds generally are small and not comfortable. I suspect these are second hand. We managed to get a bedroom configuration that worked with the help of a blow up mattress, one of our party had the forethought to bring. Make sure you are all good friends when it comes to the bathrooms. Some have clear glass panels and at least one has a broken lock. Make sure you have considered how you will manage when the majority of the washing facilities are baths and only one en-suite. The kitchen and dining room tables only comfortably seat 10. We overcame this by bringing in the round table from outside. We used this to seat the children. The television room is small and will not accommodate a large group, probably comfortably seating four. The television really has to be situated in the lounge. Don't be deceived by the photo of the games room, its small. It looks to me that the table tennis table has been pushed back against the wall to give the illusion of space. The reality is its table tennis or the football game. The office was useful as one of our party had to keep in touch with his work. There is no mobile phone signal but the internet usually works. The property photos shows a 5 aside football goal. There is none. Also a BBQ is listed, again none exists. Outside the limited furniture as covered in lichen and badly neglected. The lawns are arranged in three terraces, each about foot meters wide to accommodate the slope. The grassed area is big enough to play family games, but you need to take care. Keep an eye on young children, the fence and gate that take you down to the stream is broken. Overall there is more wrong with this property than right. It is neglected, but at some time in its past was a desirable residence. It has the feel of being brought together to take advantage of the demand for UK locations following the COVID restrictions. Having said all of this we did make the property work to meet our needs and we all enjoyed the holiday. However despite the fun family holiday and the superb location, the lasting memory I have is of the absolute disappointment I felt when I walked around the property for the first time. This is an overpriced location, but you can make it work for you, but this shouldn't be necessary.
