Set in private grounds of almost 4 acres, the living and play areas to the rear of the house enjoy glorious, elevated, south facing views over fields and woods with occasional glimpses of the Pyrenees.
A secure, private gravel driveway leads to a spacious parking area. An old stone staircase leads up to a covered dining terrace and front door.
The farmhouse is comfortable and spacious. Windows are double glazed without fly wire. The kitchen has old floor tiles, is well equipped with a gas hob and an electric oven. Living areas and bedrooms are well appointed and have exposed, polished floorboards. The ceilings have many exposed oak beams.
There are extensive lawns and shaded areas around the house. The large swimming pool is surrounded by artificial grass, is partially fenced, has Roman steps and is bathed in sunshine throughout the day.

The Aveyron River is 10 minutes away, down the hill and is ideal for canooing or kayaaking and fishing. The ancient town of Najac is close by and the historic bastide town of Cordes sur Ciel is 20 minutes away.
