For safety reasons, guests are advised not to enter the river when water levels are elevated. Additionally, please ensure children are closely supervised at all times while near the river.

This home is situated just outside of town, making it necessary to have a vehicle for your stay. We recommend a 4x4 or all-wheel drive (AWD) vehicle during the winter months for optimal accessibility. While you can enjoy leisurely walks around the neighborhood, a vehicle is required to reach downtown Pagosa Springs and its various attractions.
This newly renovated home features brand-new flooring throughout, all-new beds, fresh furniture, and a brand-new hot tub.
Fishing Permits are required if planning to use the river to fish. They can be acquired from Walmart.
Check-in begins at 4:00 PM, and check-out is at 10:00 AM, unless otherwise arranged. Early check-in or late check-out is available for $15 per hour, which helps accommodate our cleaning schedule and preparation for the next guest.
