HOUSE RULES:
1) LOCALS MUST MESSAGE US BEFORE BOOKING.
2) Occupancy limits: We do not allow more than 6guests in this listing or on the property at any time, violation of which will result in the removal of all guests from the property immediately without refund. You also agree to pay for the "additional guest fee" associated with your reservation if applicable (just because it can sleep up to 6 doesn’t necessarily mean its all included in the nightly rate). You understand that this is located in a nice family neighborhood and you agree to be respectful of noise and quiet hours. 10pm-8am.
3) This is a self checkin property: You certify that you are willing and able to follow the instructions that are being provided through the house manual or checkin guide. You can find our house manual and checkin guide here on the platform on our listing. You also agree that you will not contact your host BEFORE reading the house manual and the entire listing.
4) Fee's: There is a minimum $200 per day fee for every day of your booking if it is found that you have been smoking on the property. There is a minimum $150 LATE CHECKOUT FEE if you are there longer than you have been authorized as our housekeeper charges us in such a case. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking of the rules set forth.
5) Quiet Hours are after 10pm-8am.
6. Please remove shoes/boots as you enter the house. SKI Equipment and bike or other recreational equipment must be kept in our garage.
7. WE DO HAVE, AND DO MONITOR OUR EXTERIOR SECURITY CAMERA(s) for guest count compliance and for the safety of our property and that our our guests. :) The front and rear cameras on the main house, the side Cameras, and the back yard and garage cameras, are motion activated and can record video and audio.
8. Alternations may result in some cases include a change fees, as much as 50% of the lost revenues with a shortened stay. In some cases, like when a trip has already started or is close enough to the start date, there are no refunds offered for an alteration shortening your stay. You host reserves the right to decide case by case otherwise.
9. Animal policy- we do allow well behaved/house trained dog. You must agree to our “zero impact” pet policy, which means that upon departure there will be no additional cleaning or work needed as a result of your pet traveling with you. We do charge a $25/night fee which helps cover the cost of short term rental insurance allowing for pets. They are not allowed on any furniture or carpeted areas. Our house is next to a busy road. You accept full responsibility for the safety of your pet in regards to vehicles and running out in the street. Please keep your pets on leash when you take them outside to be safe.

Summary: I booked this basement apartment for two weeks and left 2 days early due to inconsiderate upstairs guests. There were many upstairs guests during my stay and 2 families were extremely noisy. They and their kids stayed up until 2 am running around & yelling. I notified the owner who was quick to respond to my complaint and contacted the guests, but the guests did not quiet down. The basement apartment is cold. There is no or minimal insulation in the ceiling and walls so you can hear everything going on upstairs. The description states "heat", but by that the owner means he provided two plug-in heaters that don't heat up the apartment. When I checked in, I opened the kitchen utensil drawer to take out some cutlery and noticed food on two forks and grease on a spatula. That's disgusting. There is no dishwasher so I don't know how the dishes, cutlery, glasses, pots, etc are cleaned, but certainly not by a dishwasher. The outlets are old style so I couldn't plug my laptop or printer into them (i.e., no third hole for a ground). I had to drive to Home Depot to purchase an adapter. There was no bath mat so I used a regular towel. There is one towel bar, but the description states six people can stay there. I guess the other 5 people are supposed to hang their towels over the shower door. One bedroom has a casement window with no curtain or covering so a neighbor can see in the room at night with a light on. Toilet paper provided, but no Kleenex. Too close to Foothill Dr.
