Relax and unwind in the newly renovated two-bedroom barn dating back to 1780. If you’re looking for something that is utterly unique & close to the city centre - look no further! Immerse yourself in the Barn’s character and charm (exposed oak beams and high vaulted ceilings) & the mezzanine luxury bedroom with a freestanding bath.
The barn is perfect for romantic breaks or ideal for those working in Leeds and wanting a luxury urban retreat. Or it provides a comfy base for exploring Leeds & beyond.
The space
The main living area is an exceptionally bright and lofty room with bi-fold doors opening straight onto the Indian stone patio with tables and chairs - perfect for relaxing and enjoying the south-facing garden.
It has a brand new fully equipped open-plan kitchen and living/dining room with a wood burning stove for those cosy evenings in. We have a comfortable sofa and armchair to either read or sit back and watch a movie on the smart TV ( you can access online services including BBC iPlayer, ITV Hub, Netflix etc..)
The barn is both stylish and sustainable thanks to solar panels and an air source heat pump providing under floor heating for those colder nights.
The surrounding neighbourhood, although urban, is quiet and the views from the front garden, across the green are stunning. You can snuggle up in front of the wood-burner in the winter or enjoy opening up the bi-folds doors in the summer - the barn is special all year round.
We have a fully equipped kitchen with everything you need so you can cook a great meal or simply order a takeaway. We have a breakfast bar (that can double as a work space) and table that seats 4. The kitchen comes with a fridge, freezer, oven, hob, microwave and a dishwasher. We also provide the basics; salt & pepper, tea bags, coffee and sugar and a wide range of cooking utensils, pots and pans, crockery, glasses and cutlery so you can whip up a feast or lazy brunch.
In the mezzanine master bedroom there is a comfy, super king-sized bed with crisp cotton sheets and pillows. The freestanding bath is a delight and perfect for a relaxing evening. There is room for a cot (you will need to bring one with you) and black out blinds to ensure a good night's sleep. It also has a wardrobe and beautiful oak beams. These are around head height (see photos), which guests should be aware of - we think they add to the charm. The quiet surroundings means you’re sure to get a great night's sleep.
The second bedroom is downstairs and has two single beds, perfect for extra guests or children.
If you plan to mix business with pleasure and do some work while staying here there is wifi that will be fast enough for most people.
In the bathroom, there is a superb walk-in shower to leave you refreshed and ready for the day - plus WC, basin, heated towel rail, and demisting mirror and we will provide the towels and toiletries for your stay. There is also a washing machine for those staying longer.
You will have access to a shared garden with a large private patio with a table, chairs and umbrella - perfect for enjoying a morning coffee or eating al fresco whilst you watch the sun go down.
Within a 5 minute walk there is the bus station and large Tesco superstore, Costa coffee and small shopping centre.
5 minutes drive away is Cross Gates station and the best fish and chips (Oceans) in Leeds! You can drive or get a taxi to Leeds City centre pretty quickly (it’s around 4 miles away).
Guest access
You will have exclusive access to the converted barn. This will be approached from a shared drive with the farmhouse.
Other things to note
Although advertised as a one-bed property, the barn has an additional adjoining twin room available with 2 single beds on request only. Please contact us if you would like use of the twin room that is let out occasionally at an additional cost.
All guests receive complimentary tea, coffee and fresh milk.
A basket of wood, kindling and matches will be provided for the wood burner. Extra logs for the woodburning stove can be bought for £5 a basket
We have a minimum 3 night stay during the week. Weekend check-in has a minimum 2 night stay.
The accommodation has stone floors throughout so you might want to bring your slippers.
There is a well in the garden that has a protective steel mesh to ensure it is safe.
As mentioned, the barn has oak beams that are at head height in the bedroom - please be aware of this, as care will be needed.
