Welcome to Xibalbá’s second-floor condo, where you’ll be greeted by an open design that seamlessly blends the sitting area, the kitchen and the dining area together. The sitting room has a cozy sofa facing a Smart TV and floor-to-ceiling glass doors that allow you to access your private balcony and plunge pool overlooking the communal pool below. The kitchen features all the essentials for preparing basic meals, and there is a dining table for enjoying meals peacefully from home.

You’ll have full, exclusive access to the condo and shared access to the Xibalba Condo complex amenities.
The Neighborhood:
Xilbalba is located in the middle of the action, situated between the beach (a 5-mile drive away) and the heart of town! Both the town and beach areas offer awesome restaurants, shops, and fun stuff to do. Plus, the famous Tulum Mayan Ruins are just 7 km|4.4 miles down the road. Whether you're a food fanatic, a shopaholic, a beach-goer, or an adventure junkie, this area gives you easy access to it all!
Getting Around:
The property is 42.4 km or 26 miles from the Tulum International Airport (TQO) and about 193 km or 120 miles from the Cancun International Airport (CUN).
Other Things to Note:
Please note there is construction in the building you may hear noises from Monday- Friday 10 am-6 pm.

- Tulum is an area of high growth, and during daytime work hours, you may hear construction noise.
- Electricity and Internet outages are a reality in Tulum and completely out of our control. If you experience these outages, we apologize in advance, but Stella Rentals cannot be held responsible for this inconvenience.
- Travelers must be at least 21 years of age or older to book.
- Guests will be asked to sign a Rental Agreement upon booking confirmation.
- No more guests than those listed on the reservation are allowed.
- Guests might be required to present an official ID at check-in or during the stay.
- No smoking of any kind inside the home! Drug use and illegal activity on the premises are also strictly prohibited. Failure to comply results in a $300 fine.
- No parties, events, or excessive noise after 10 pm. Please respect the neighbors.
- Cleaning service is available at an extra cost. Let us know in advance to book it.
- Electricity is included for short-term stays (2-27 nights). Please help save energy by keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.
- Guests are responsible for damages that occur or extra cleaning costs as a result of their stay.
- Depending on the booking site to make the reservation, a security deposit might be required that is refunded after check-out, provided all terms are met.
- There are outdoor security cameras strictly for security and safety reasons.
- Pets are not allowed.
- Pool and common area rules and hours must be respected.
Interaction with Guests:
This is a self-check-in property using a code to the lockbox to retrieve the keys. The code will be sent before your arrival.
