There is a partially complete development site to the South/East of Villa Rosina with 11 x 2 storey villas. Although we cannot advise accurately what level of disruption there may be, we wish to ensure guests are aware prior to arrival. The closest 2 villas have now been completed and the work has been at a standstill on the rest during Winter into Spring 2021 The villa's aspects are not affected due to it lying next to and not in front of the villa. The villa does have some protection with the high wall and privacy is not affected. On the bright side there may be no impact (or minimal in certain periods) but either way we are offering a discount for acceptance. We are offering a goodwill gesture to compensate which would be 10% off the rental price paid. The rough and the smooth have to be accepted equally but you may be lucky and have quiet days or may be unlucky and have bad days. The beach lies only a few km away (as do many other quiet spots and hideaways) if it gets too much and in the evenings it will always be quiet anyway.**. **Please contact us for further details and terms** Villa Rosina is a modern luxury villa with great views to the sea, a private pool, fully air-conditioned and lavishly equipped for you to have a relaxing holiday. Villa Rosina is situated on the edge of the thriving village of Tala with easy access to shops, restaurants, Paphos and the beaches at Coral Bay. Villa Rosina is spacious, bright and airy with colourful furniture and has everything you would need to accommodate six people in comfort. The ground floor of Villa Rosina is a large open plan area comprising lounge, dining area and kitchen. Upstairs there are three bedrooms, one with en-suite shower room. A covered outside terrace opens off the lounge to the garden and private swimming pool. Details of the Interior: The front door of Villa Rosina opens into the open plan area comprising lounge, dining room and kitchen. The kitchen is large and very well equipped including granite worktops, a washing machine and dishwasher. Between the kitchen and dining area there's a granite topped breakfast bar. The dining area has a glass topped solid wood table and six chairs with doors opening out to the outside terrace area and private pool. The airy lounge area has a three and a two seater sofa - perfect for relaxing in front of the television with Satellite and DVD player. From the lounge, doors open out onto a covered terrace and private pool. It is furnished with a glass topped table and six chairs perfect for relaxing in the shade, a quick dip in the refreshing private pool, alfresco dining and socialising with your party. Upstairs, the landing leads to three good-sized bedrooms and the large family bathroom with bath and shower over. The master bedroom has a double bed and en-suite bathroom including a shower cubicle. Doors lead out to the balcony with table, chairs and stunning views across the landscaped gardens, the private pool and the fields to the sea at Chlorakas. The perfect place to enjoy a leisurely breakfast. There are two further bedrooms, one double and one twin. Both are bright, airy rooms with fitted wardrobes. Mattress Toppers have been fitted to both double beds for added comfort. (From 30th July 2017) Each bedroom has remote controlled ceiling fans and portable fans to supplement the air-con and for comfort as desired. Wi-Fi/internet is included in the rental rate **The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as many channels in German, Spanish and Russian. It also features a library of 900 movies, series and children's series which is regularly updated.** Details of the Exterior: Villa Rosina is an attractive villa with stone detailing on the front with an archway porch for the front door. A short driveway leads to carport built under the villa – perfect for keeping the car cool in the heat of the summer. The enclosed and landscaped gardens include an 8m x 4m private swimming pool with shower, surrounded by areas for loungers and a barbecue. The villa has six loungers and three umbrellas/parasols to make the most of the private pool area. The sofa set with sail shade allows casual coffees and drinks whilst admiring the wonderful sea views. **Please note that the road that can be seen below is the one leading into the complex. We didn’t hire a car as could walk to shops and local town got taxi when we chose to go the Paphos/coral bay. If coming for two weeks or wanting to explore car probably a must. We ate out every night - best place by far was Andria in Coral Bay. Very prompt service and great facilitation from you as agents. Great that you were able to adjust departure time to meet my requirements. Had a couple of minor issues which were sorted out immediately.. The property we found to be immaculately maintained throughout with everything provided for a great holiday. The views from the terrace were super and the location suited us very well. Naturally a car is needed in our opinion in order to allow flexibility in getting out and about. Tala village was lovely (we also liked Peyia and would consider staying there in the future as well). We have previously visited many of the tourist attractions in the area and this was mainly a stay of relaxation for us this time. Two restaurants we visited though that we feel are worth highlighting are firstly the Melitzia taverna up in Tala village-lovely authentic Cypriot food, friendly service and great views as well as being reasonably priced. The Coral King restaurant in Coral Bay-their Cypriot evenings held twice a week are the best we have been to anywhere in Greece. The dancing followed by guest participation after was brilliant. The food was also very good! We are not sure if we will be returning to Cyprus in the next few years though I am sure we will do at some stage.
