This 800 year old Villa is both rich in history and beauty. Once the home of a 12th century Roman Lord, its old tile floors and chestnut beamed ceilings are combined with restored luxury. The property includes olive trees, pine, cypress & fruit trees, a small vegetable plot and landscaped gardens providing a tranquil visual retreat. Hand painted Ercolano frescos line the wisteria encased pergola near the swimming pool. Luscious grapes grow overhead near the lemonia (1st floor family room) and fragrant lavender greets you at the entrance gate. This hilltop setting surrounds you with breathtaking 360 degree views in all directions. Villa Ercolano is located in the center of Italy. It is a 5 minute drive to the E45, allowing you to easily reach Perugia, Florence, Assisi, Arezzo, Rome and many beautiful cities around. The lovely walled in town of Citta Di Castello is an easy 7 min. drive away. Outside the Villa gates you can enjoy beautiful daily walks and/or bike rides. You may choose to swim in the olympic size pool, rest in the hammock or set up a game of badminton in the 5 acre Villa property. Each of the 8 bedrooms in the Villa are beautifully decorated and supplied with fine cotton sheets. There are 2 master King bedrooms, 4 Queen bedrooms, 1 Full Bedroom and 1 bedroom with 2 Single Beds. (For smaller groups, the 2 King Bedrooms may also be closed off and 2 King Suites may be created for additional privacy). There are 4 full bathrooms and one half bath. The ground floor includes the lemonia Family Room with a mini kitchen and fireplace, a Billiard Room and large entrance, greeting room. The first floor kitchen opens into a TV room and dining room. There is also a library, large living room, laundry room, half bath, front balcony and three large outdoor verandas perfect for fresco dining. The 2nd floor includes the 2 Master King bedroom, 2 Queen bedrooms, 2 full bathrooms, a balcony, computer room and sitting room. The 3rd floor offers 2 Queen bedrooms, 1 double bedroom, 1 bedroom with 2 twins, a TV/family room and 2 large bathrooms. From this floor you may also walk up the small steps to enter the balcony area of the tower. This provides an amazing view of the property and surrounding area. Amenities include use of a washer and dryer, microwave, ice maker, high speed internet, four 42" flatscreen HD TV's, radio and music sound system, iron and ironing board, a large outdoor pool, four working fireplaces, various cards, books, games and CD's. Guests have use of Villa robes, hair dryers in each bathroom and some curling items. Each bedroom has very fine sheets, linens and fabrics and very comfortable mattresses from the USA. A cook is available upon request. Tours and activities may be scheduled upon request. Cooking classes may be scheduled at the Villa kitchen or away, upon request. There is a caretaker often on premises who will happily assist you with all arrangements. This is a home that is perfect for family reunions, destination weddings, group and individual vacations.
