Our Tiny Home is situated on 1.5 acres. It is off the beaten path and perfect for outdoors lovers needing privacy to unwind. It is located on a rural road at the South end of Big Sandy River. Great fishing and hunting is nearby. Quaint wildlife/bird watching. It isn't terribly isolated or remote. It's just right. If you are looking for a quiet, intimate, and comfortable getaway, look no further.
It's the perfect get-away retreat for couples, small family, Hunters, Fishermen, Hikers, or Outdoor Lovers.
Get all the creature comforts of home with the added benefit of being surrounded by nature.
Enjoy the scenic, winding, country roads leading you to your rustic retreat. You are on a well-maintained road that farmers use to get to/from their farms. This is a newer construction home. that is surrounded by trees.
The Cabin is a 408 sq. ft. tiny home, set in a secluded, grassy 1.5-acre parcel. We are next to 55,000 acres of wilderness preserve and are located just 5 miles from Kentucky Lake.

The House:
Sleeps 2-4
As you walk up to the house, you will step up onto a quaint covered front porch. It is equipped with all of your outdoor needs including a gas grill, firewood starter, plenty of seating options, including a porch swing. When you enter the home, you will come into the living room first that has a sofa and a 50 inch Roku Smart TV including Satellite TV. We also have a DVD player with DVDs available. A few board/card games are also available for those rainy days. There is a stocked kitchen with a full-sized fridge, microwave, and stove. All the essentials to make a home-cooked meal. The loft can be accessed by the wooden ladder located in the living room. It has 2 Twin mattresses. Perfect for kids or anyone who doesnāt might a small less private space. The Main Floor bedroom has a comfortable Queen bed. The bathroom is attached to it.
The Space:
There is lots of parking. It's 5 miles to a nice boat launch and 12 miles to an AMAZING boat launch and bay that is great for beginning kayakers.
We offer a unique experience in that there are no other people on the property. Just you and your group.
We do allow tent camping on the property with limits and prior approval is needed.
Guest access
5 miles to Sandy Creek Event Center 5 miles to Boat Launch. You have access to all the acreage (almost 2 acres) shared with no one. No loud RVers next to you. The entire tiny house is yours. No shared areas whatsoever. PRIVATE. You may see some Amish wagons with horses go by on the road. Logging trucks or farmers on the rural road. There will be only your party on the property. We can accommodate a full-size pickup truck and competition-size boats on the driveway with access to plug-ins.
Other things to note:
There is FREE Elon Musk's Starlink Satelite Internet at the cabin! Verizon and AT&T get decent coverage inside the house. Perfect for working from home and streaming movies.
We welcome children but it is not child-proofed. Nature has some rough edges. We have ladders, fires, bugs, tripping & choking hazards for toddlers.

We have kayaks that are also available to rent for a small fee and waiver signing.
Please research the area and decide if this part of the country suits you. The house is on a country road, 6 miles from Big Sandy, TN. 5.56 miles to the closest boat launch. 16 minutes South of Paris, TN.
Sadly, we have no control over the weather. That's all part of Northwest Tennessee.

NO HUNTING ON THE PROPERTY. There is great hunting in the area, however, our property is a Certified Wildlife Habitat. It is also Situated between 2 Tennessee State Wildlife Refuges.
House Rules:
No Smoking/Vaping of any kind in the cabin-$200 fine if rule is violated
No eating in the beds or food in the loft area
No Fireworks
No Hunting on Property
Pets allowed only if permission was given and pet deposit paid.
No Parties or Events unless previously agreed upon. $500 fine for violation of this rule.
No unregistered guests on the property. $50 fee for each violation.
**Important** Please respect our neighbors.** Noise level MUST BE MINIMAL after 10 PM.

Pet Policy:
ā¢ No puppies or dogs under 1 year.
ā¢ Dogs must be leashed at all times unless in the dedicated fenced area or gated on deck.
ā¢ Guest is responsible for cleaning up any/all pet refuse.
ā¢ Dogs are not allowed on furniture (beds, couch) at any time. Any evidence of pets on furniture may incur extra cleaning fees.
ā¢ Dogs are not to cause any damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit.
ā¢ Guest should prevent dogs from producing excessive noise at a level that disturbs neighbors.
ā¢ Dogs will not be left unattended for an undue length of time, either indoors or out and will not be left unattended on decks, patio, or in the yard (unless in the designated fenced area)
ā¢ Homeowner assumes no responsibility for illness or injury that may incur to dogs or humans while at Copper Springs. The Guest shall be solely responsible for the dog while at the property.
