About the Place: A real manor house tastefully furnished according to the authentic Tuscan Tradition of the Past. As you will arrive you'll feel like living in another epoch! The Villa, with pool, wifi and all the comfort you need, it is setting in a strategic position Between Siena and Florence. Just 10 Km from San Gimignano and 4 Km from the entry of the Firenze - Siena Freeway. This location is ideal to discover all parts of Tuscany! The countryside where the property is located is really amazing. The landscape is characterized by Vineyards, Hills and vast fields of different crops according to the seasons of the year. Sometime the area is colored of red thanks to the poppies, some other periods the prevailing color is the Yellow cause of a multitude of Sunflowers, and so on..! The place is ideal for people who love to walk in the countryside keeping in touch with the nature but also if you like outdoor sport or just relax yourself... The closest town is Poggibonsi, less of 2 Km from the Villa. The property is near to a pedestrian path setting along a river. So you can walk till arrive in the main central area of Poggibonsi in about 10 (maximum 15) minutes when you don't want to use the car. In Poggibonsi City Center you'll find many cheap characteristic restaurants, banks, cinemas, pharmacies, supermarkets, Atm, Pizzas, Ice Cream and grocery shops. Here also the rail and bus station in the case you want to go for a easy daily trip to Florence avoiding the traffic of the city by car! The area is very Quite and super Safe. To get here: You will arrive to the property driving from the village of Poggibonsi, on the road that passes in front of the cemetery and close to a small converted church almost entirely destroyed. The road from Poggibonsi town center to the villa is very short (about 1,2 km) and the paving is good. The road is dirt only in the last few meters, however the road is maintained in good conditions for driving even with a small car so no problems. In front of you the Green Gate of your manor house.. Description of The Villa: - Parking: You can choose to park your cars in an external space in front of the gate of the property or in the big Covered parking of your villa (easily reached driving along the garden fence). From the Covered Parking you have direct access in your garden by an external staircase. - Free Services: WiFi, Laundry with Washing Machine and Iron, TV Sat, Equipped Pool, Garden furnitures, BBQ, Table tennis. A particular ancient Foosball in the living room at your disposal. Obviously We'll provide you of Bed and Bath Linen (already prepared for you in the villa at your arrival). - THE GARDEN: A true Tuscan Style garden completely hidden by a green and thick hedge! Here you'll find an equipped Pool (5 x10 meters), Sun Beds, Umbrellas and Gazebo with Table ideal for your Breakfasts. Another large Table which is perfect to have outdoor dinner in a peaceful ambience. At your disposal also a BBQ and a tennis table. In the Garden there are a lot of different colored flowers such as Lavanda, Roses and many others plant species, also some big trees and a nice green grass all around the Pool Area. - INTERIOR OF THE VILLA (ARRANGED ON TWO FLOORS) 1) GROUND FLOOR: A big entrance hall elegantly furnished with tho sofa and a small table. In front of you a massive and suggestive stone Staircase (on the right) and the large corridor (on the left) that bring you to the DINING AREA where you'll find a Big Table, an ancient cradle full of plates, cutleries, tablet clothes and all you need to have your meals. Next to the Dining Area there is the KITCHEN with a very big classic Tuscan FIREPLACE and all the modern comfort and stove you need to prepare your food. Here also a Table, dishwasher, oven, big fridge and freezer. In the Kitchen there is also a door that bring you in the rear part of the garden with access to the Laundry Area and to the Dependance where there are Two Bedrooms (One Twin and One Double) and two Bathrooms. The Kitchen And the Dining Area both have Large Panoramic Window on the Tuscan Countryside. In fact the rear part of the Villa is in a highest location than the front where the main garden is setting. From the rear windows you can enjoy a view like you'll been on the top of a hill. On the Ground floor of the Villa there is also a super Large luxurious and super cozy LIVING ROOM with a lot of Sofas, armchairs, a big Royal Table, a desk, a Big TV, also there is an authentic football!! The romantic Living Area has 4 Large Windows so it's a really brightness and relaxed ambience, ideal to read a book but also to play card or watching TV with the rest of your family or friends. The floor and the terracotta ceiling (Sometimes with wooden blown beams) are spectacular. All the furnitures of the Villa they are ancient and valuable. 2) FIRST FLOOR: Here you'll find 3 wide BATHROOMS 6 BEDROOMS (One is a TWIN ROOM, and one singole room The other 4 are all DOUBLE ROOMS with Queen Size Beds). The Twin Room has a Window Door to get in a amazing super big terrace with breathtaking view on the Tuscan Hills and Wheat Fields! Total 11 People can sleep in the main structure but there is also a small house outbuilding (depandance/annex house) in the same ground of the villa that we can open if you are more people: THE ANNEX HOUSE (A smaller outbuilding in the same garden of the property very close to the main building of the villa) there are 2 BEDROOMS (2 double ), 2 Bathrooms and a small Living Room.

Our guests have private and exclusive access to the entire property and all its internal and external spaces! In the villa you'll find all you need to have a wonderful and unforgettable stay! You'll find (already prepared for you) bed and bath linen, Tablet clothes, Cutleries and stoves.. in the kitchen, all.. like your own house!!

We have a very good Chef that can organize lunch and dinner in tuscan style or gourmet.
Tourist Tax: € 1,50 per person per night of tourist tax (Children under 12 y o free of charges) to pay cash at your arrival.
The water is not drinkable but can be used both for brushing teeth and for cooking.
Heating is not included: € 4 per cubic meter at consumption, for the heating that will be turned only when it is cold from late October to early March.
