This is an absolutely stunning estate with 7-acres of idyllic gardens set in a secluded valley in North Devon. Complete with extensive Brown Trout, Sea Trout and Salmon fishing rights, this property is truly one of a kind! Spanned across a large country house for 8 and further cottage for 4, there is ample room for 12 guests in total. In Beaford main house, you'll find spacious, homely interiors with plenty of original features. The beautiful country kitchen has exposed wooden beams, fresh white walls and an original stone floor. As well as a large cream Aga, butler sink and all the amenities you need to cook up a feast. Adjacent is a striking orangerie with wicker seating, which has gorgeous views and leads straight out onto the patio with outdoor seating & BBQ. Whilst a further dining room features a large wooden table as well as a unique original open fireplace. Opposite, the living room has comfortable seating and a smart TV with Netflix, perfect for entertaining the kids while parents relax next door. There is also a study for those on a working holiday. On the first floor, the master bedroom features a comfortable double bed and luxurious furnishings, whilst the 2 further bedrooms both have twin beds. There are also 2 bathrooms on this floor, both with a shower, sink & WC. Attached to the ground floor is a spacious annexe. The double bedroom has floor to ceiling french doors that lead out to the courtyard as well as an en-suite with shower & WC. Just across the courtyard is Weir Cottage, a charming space that sleeps up to 4 comfortably. The shaker-style sage green kitchen and dining room has ample amenities, and there is a cosy living room with exposed beams and a wood burner. Upstairs, you'll find a two pleasant bedrooms, one double and one twin. Each has it's own en-suite, one with both a bath/shower and WC and the other with shower & WC. Guest should be aware that there are multiple open bodies of water at the property and children should never be left unattended in these areas. Please note that for group sizes above 8 where Weir Cottage must also be used there is an additional fee of £10 per guest per night. The estate is located in the pretty village of Beaford in the heart of North Devon, so you'll find miles of idyllic rolling hills, rivers and lakes in the surrounding area. Within a 15 to 20 minute walk is the lovely Globe Inn pub, which serves delicious homemade food and plenty of local ales. Whilst a little further you have The Rams Head and The Royal Oak, both are highly rated. Just a 9-minute drive away is the RHS Garden Rosemoor, a public display garden run by the Royal Horticultural Society. This is a glorious place to spend the day, admiring the gardens and enjoying tea and cake in the on-site cafe. Torrington is around 10 minutes drive and has smaller shops ideal for picking up essentials. The closest large town is Bideford, which is around a 20-minute drive away and has several large supermarkets. Bideford is also home to lots of excellent eateries, including the award winning fine dining restaurant 'Number 8'. Around 40-50 minutes away you have the stunning North Devon coastline, with popular surfing beaches such as Croyde, Woolacombe and Saunton Sands. Appledore and Westward Ho! also have beautiful sandy beaches, clifftop walks, independent shops, cafes and pubs. Aside from the regular shops, the area is also awash with local produce. Numerous fish mongers by the coast sell freshly caught crab, lobster, oysters, mussels, sea bass. Furthermore, in Autumn locally caught game can be picked up in the nearby butchers in Dolton. For the wine and cider lovers, take a trip to the vineyard at Winkleigh or Sams Cider house. Beaford Mill and the surrounding area is teeming with wildlife. Barn Owls can be glimpsed from the patio on occasions at dawn and dusk as they leave their roost in the now peaceful Old Water Mill, also within the estate. Hikers will love walking right from the front door out across the private gardens or into Beaford Wood. 8-minutes drive away is the lovely Halsdon Nature Reserve. This is part of the Tarka Trail, with waymarked walks that take you through woodland and down to the water meadows of the River Torridge. Along the way the sounds of birdsong give way to the rush of the river, and in summer it offers the opportunity to spot sand martins and kingfishers. All year round you have the chance of seeing otters, and in autumn and winter keep your eye out for fungi on the woodland floor. For keen cyclists, the Tarka trail is also home to practically endless trails with bike hire available in the nearby town of Torrington. Further affield, Exmoor and Dartmoor can be reached within 30-40 minutes drive. These recognised Areas of Outstanding Natural Beauty offer miles of stunning walks over rugged, wild terrain. Horses roam free of the large expanse which makes for a truly magical experience. Guests will have access to the whole estate. THE FISHING Beaford Mill has exclusive, private fishing rights to some of the best Brown Trout, Sea Trout and Salmon fishing beats in North Devon. The River Torridge runs right through Beaford Mill estate offering prime fishing on the doorstep. The beat adjoining Beaford Mill House is the historically renowned 'Chapel Beat' fished from both banks, and above and contiguous with Chapel Beat is the beautiful Halsdon Nature Reserve Beat fishable from the right bank. Combined, the beats total around 1.5 miles. Fishing at The Mill is available on request, but there is no additional cost. Subject to availability and separate agreement, there are also two more renowned beats on the River Taw available. Around 15 minutes drive is Kingford Water, which is found in a beautiful setting and considered by many to be one of the finest beats on The Taw. Complete with fishing hut, easy access and parking, this is a fantastic spot to spend the day fishing and relaxing. Around 20 minutes away is another renowned Taw beat comprising the famous pools of Dobbs, Sandpits and Horestones. All of which are well-suited for high and low water conditions. Private Fishing Guiding with a local expert can be arranged on request with an additional charge. Please also note that all fishing is seasonal and not available all year round. The property is located at the end of a private driveway with ample parking. For anyone arriving without a vehicle, Barnstaple train station is just a 30-minute drive and has regular trains that run to and from Exeter St Davids, with connecting trains direct to London Paddington. Taxis are available from the station to Beaford Mill. Even the fishing beats on The Taw benefit from nearby access to the train line with stations at Umberleigh and The Portsmouth Arms, less than 20 minutes from the house.
