The Space
Our Villa is in Sri Lanka and is situated in a peaceful Eco friendly environment of a 1.25 acre land. It takes less than 10 minutes drive to the Entry / Exit point of Southern Expressway and 05 – 08 minutes drive to the nearest town, Baddegama. The world famous tourist city – Hikkaduwa which has one of the loveliest beaches in the world is close by to our Villa and it takes only 10 – 15 minutes drive from the location. This property offers you an ideal base from which to plan your Sri Lankan adventure, while providing you with clean comfortable accommodation avoiding busy & noisy environment on an attractive rate.
The Villa is fully furnished and available for self catering basis.
Villa will be rented on a net rate EXLUSIVE of utility bills.
Utility bills will be charged locally and will have to be borne by you.

A well maintained and aesthetically pleasing front garden complements the looks of the house which is an ideal place for people who prefer a calm surrounding and nature.
4 double rooms could be accommodated for 8 people but can be re arranged based on your requirement as this house is very spacious.
Open for rent or lease immediately only for foreigners. Can be seen only on appointment during weekends.

This is a full house with ample space open for long term rent on renewable basis. (minimum for 03 months could be considered.)
whole area is private for the person who is on rent and nothing to be shared with others
Interaction with Guests
since this is on long rent we will be not present during the guest stay, but we are always contactable and will be available at any time.
The Neighborhood
the echo friendly surrounding in the neighborhood. It is just 20 minutes drive to the world famous tourist city HIKKADUWA where you can see the world's rare corals, sea baths, etc.,
very close to the "city of paradise" - HIKKADUWA and a quick drive to southern express way.
Ample parking space in he garden for vehicle.
Getting Around
if the arrival by a vehicle:
the exit point is BADDEGAMA on the southern express way and from their to the location is just 5-8 minutes drive via the city of Baddegama.
If by the train :
from airport use the luxury coach to Colombo fort and from Fort station train to Hikkaduwa and 6 miles from there to the location.
if by bus on the normal road:
from airport use the luxury coach to Colombo fort and from Fort main bus stand to Hikkaduwa and 6 miles from there to the location.
If by public transport on express way
the last exit point is PINNADUWA on the southern express way to Galle and from their to the location is just 30 minutes drive via the city of Baddegama.

CCTV coverage to be installed but it is recommended to have your own private security coverage, too, if you wish.
House Rules
Since this is on rent for a long term the minimum rental period is 03 months. According to the period a refundable deposit is mandatory which is subjected to a deduction for the damages, if any, at the current market value.. The deposit should be placed at the time of signing the agreement and the monthly payments have to be done on a specific date of the 1st week of every month as in the agreement. The payment should be paid in Sri Lanka Rupees to the current selling bank rate of USD.
