Welcome to the Mellow Yellow Lake House on Lake Buchanan! This lovely property will provide you and your guests a wonderful time to relax, fish, swim, and enjoy the beautiful scenery. Located in Buchanan Dam, Texas on the west side of Lake Buchanan, this two-story, 3 bedroom / 2 bath, 2,700 sq ft house offers a great space for the whole family to enjoy. Sleeps 10 total: 6 in bedrooms, 2 more on daybed + trundle, and 2 more on fold-out couch. On the first floor, you’ll find: a spacious master bedroom with a queen bed, loveseat and sliding glass doors that step out to the porch and wonderful lakefront views; two secondary bedrooms (both with queen beds); a full bathroom (with stand-up shower); and living area with couch, rocking chair, and tv. The attached sunroom has large windows that overlook the backyard and lake. The daybed in the sunroom offers a wonderful place to cuddle up with a book, watch the kids play in the grass, or accommodate extra sleeping guests with the daybed and pullout trundle. A spiral staircase leads to the open floor plan upstairs, which provides awesome lake views from every room! The kitchen is open to the living area and features a breakfast table that seats six (6). There is also a dining table that easily seats eight (8), and another round game table perfect for cards or puzzles. The large sectional couch is super comfy and provides ample seating for your group to gather or watch a movie on the large flat screen tv. There is also a full bathroom (with shower/tub combo) on this floor, as well. Relax on the back porch swing or in one of the Adirondack chairs while you soak in the breeze off the water. The large pecan tree provides wonderful shade when relaxing down by the water, or you may enjoy wading into the lake for a quick dip or kayak out into the cove. Walk out onto the dock to fish or just take in nature’s beauty. Mellow Yellow can accommodate up to 10 guests (all sleeping quarters are on the first floor): • Master Bedroom: Queen (2 guests) • Bedroom 1: Queen (2 guests) • Bedroom 2: Queen (2 guests) • Sunroom: Daybed with pull-out trundle bed (2 guests) • Downstairs Living Room: Fold-out couch (2 guests) Window A/C units are located in all the bedrooms downstairs. The entire upstairs is cooled by a remote controlled split air conditioner and another window unit. These are good working units and will keep you plenty cool, even in the hottest summer months. Due to the laid-back vibe in this close-knit community, we ask you to be respectful of our neighbors. Please keep the noise to a reasonable level, and use common sense/manners when enjoying the house and its surroundings. No loud parties, please. Lastly, Lake Buchanan is not a constant level lake.
