This home is very inviting with the open-plan living, ample living areas and the warmth and atmosphere provided by the fireplace with newly installed air conditioning throughout. Enjoy the entertainers kitchen, generously proportioned with ample storage, Caesar stone bench tops with Smeg appliances and a storage / butlers pantry which flows to a north facing deck ideal for alfresco dining. Outdoors also provides huge options with an outdoor BBQ, beautifully manicured garden and a lawn area with plenty of space for the kids to play. It is a 10-minute walk to both the bay beach and Blairgowrie Village or get in the car and travel a little to see all that the Peninsula has to offer, from award winning wineries and restaurants to kids activities and bush walks. OTHER THINGS TO NOTE TERMS AND CONDITIONS All guests must abide by the terms and conditions below: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK IN / OUT Check in time is 3pm and check out time is 10am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Any damage, loss or expense incurred by management as a result breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to are any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must to be kept to a minimum due to surrounding permanent residency. This property is in a residential street. No loud music to be played after 8pm. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS This home does not allow for pets. 6. PROBLEMS / COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact with you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend the home to investigate the complaint. If this were to occur, then guests will be charged $300 + GST. Any complaint, which cannot be resolved locally, must be notified in writing to management prior to departure from the property. We recommend all guests purchase travel insurance since management are not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of the property and during your stay. You must notify us of this immediately. Only the guests agreed to in the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip. Crockery and cutlery must be washed and packed away. The property must be left in a clean and tidy condition. Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, cleaning the BBQ etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in the position they were in when you arrived. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys in the event of losing the keys will be provided at an additional charge of $100. Smoking is not permitted in the house. No illicit drugs are allowed. 9. GENERAL INFORMATION Operating DVD Player DVD player is located in the first living area entertainment unit; however you are able to connect this to either of the TVs. You can just use the flat wide cords to connect DVD player - they will be labelled 'this TV' or 'meals area TV'. As there is only one socket in DVD, both TVs cannot operate DVD at the same time. The remote then operates in front of either TV, as well as the TV remote for the DVD player. Ceiling Fans The ceiling fans in bedrooms 2 and 4 are disconnected sorry, as they pose too much of a risk when in reach on top of the bunk beds. Fans are in the wardrobes. Ducted Heating The operating box for this is above the kitchen light switches (near the fridge). The switch on the bottom right should be turned off. To turn it on, push the switch left to 'Heat'. Switch back off before leaving the house at any time, and especially before checking out. Garden Taps Please don’t drink from garden taps that are painted white as that is bore water.
