There are more then 14 new construction sites happening around the zone, as of 2017, for the next 2 years. The construction normally happens Monday to Saturday between working hours, but there is no guarantee. The construction will cause noise and dust. Since there are so many different new buildings, it is hard to get away from it during the day. We encourage our guests to visit the different beaches and different parts in and around Puerto Vallarta during the day. For more suggestions contact our Concierge department. ADDITIONAL FEE FOR CLIENTS ARRIVING BEFORE AND AFTER REGULAR WORKING HOURS Please be advised that if you are driving or flying to Puerto Vallarta, you must ensure that you plan your travels well and expect to arrive at the rented property no later than 8 PM. on any given day. Clients who arrive after 8 PM. will incur an additional charge of $25.00 USD I.V.A Included which must be paid in cash. This will be collected upon check in. Owners are responsible for advising their guests and visitors of these rules. � Use the apartment in an orderly and peaceful manner by not committing acts which disturb the privacy, safety or comfort of other occupants, nor jeopardize or endanger the security, comfort, stability, healthiness or sanitation of the common property or particular apartments. � Respect the peace and coexistence of other occupants. In the event of disorderly behavior, the Administrator/Manager has the authority to ask the responsible party to immediately vacate the premises, and to further impose fines and sanctions to the apartment owner as noted in the condo bylaws. � Observe the hours from 10:00 PM to 8:00 AM as quiet time. There shall be no disruptive noise or activities from inside or outside a unit or in the common areas during those hours. � Use the common properties only for the established purposes. � Immediately advise the Administrator/Manager or a Council member of any damage caused to the property or the common grounds. � Cover the cost of repairs for damage or breakage to any area of the property or common grounds caused by yourself, your relatives, friends, guests, or visitors. � Observe the maximum number of persons permitted in a condo: 1 Bedroom Units: 3 sleeps 2 Bedroom Units: 5 sleeps 3 Bedroom Units: 7 sleeps 4 Bedroom Units: 9 sleeps 5 Bedroom Units: 11 sleeps Children under the age of twelve years are not included in the maximum number of people permitted. Maximum of three (3) people Maximum of five (5) people Maximum of seven (7) people Maximum of nine (9) people Maximum of eleven (11) people � Take necessary precautions to provide security by keeping doors and windows closed and locked when not in the apartment. � PETS ARE NOT PERMITTED except those owned by Villa Tizoc homeowners. � Clothes, towels, signs or any other items are not to be hung on the terrace balconies, railings, outside walls or windows of the apartment or from common use areas. � Materials that may damage or cause an apartment or a building to become dirty, or that may disturb the other occupants, are not to be used or stored on the premises. � Food-waste is not to be put in the kitchen drain unless the sink has a disposal. � Personal feminine products are not to be placed in the toilet. � Illegal drugs are not permitted in the apartment nor on the common property premises. If someone is in violation, Mexican authorities will be notified. � Use of the terrace on top of Building One, in front of Unit Six, is for relaxation, watching sunsets and other similar quiet activities. The terrace is not to be used for parties, meetings or any activity that may in any way affect the peace or cause a disturbance to the rest of the condominium owners or occupants. � SWIMMING POOL (COMMON POOL): Homeowners and guests will be entitled to the use of the pool and must observe the following rules: a) Use of the pool shall be from 9:00 AM to one hour after sunset. b) Please use the shower to the left of the pool entrance to wash off sand, dirt sun tan lotion and perspiration before entering the pool. c) The pool depth ranges from 1.50 meters to 2.80 meters [4 feet 10 inches to 9 feet]. There is no lifeguard on duty. Use of the pool is at your own risk. d) The pool will be used in an orderly manner, as dictated by good common sense. Headphones must be used for radios, stereos or other types of amplified sources. e) Please refrain from damaging the terrace floor and walls if moving furniture. f) Care must be taken in the use of the pool equipment and installations, i.e., lounges, chairs, palapa umbrella, pool cover and other furnishings. These items are to be used only for their intended purpose. g) Throwing or placing the chair or lounge cushions into the pool is prohibited as is littering the pool and pool areas. h) Glass containers or other types of material that could break or cause injury to people or the pool equipment is prohibited. i) Parties in the pool area are prohibited. j) Children younger than thirteen years must be accompanied and supervised by an adult at all times. Infants in diapers must wear swim diapers. k) Animals are prohibited from being in the pool or pool area. l) The Administrator/Manager is authorized to deny the use of the pool and to eject from the pool area any person who is under the influence of alcohol or illegal substances or who is breaching the pool rules. � FUNICULAR (CABLE CAR): a) Only the owners, guests and employees are to use the funicular. The funicular has a start-system activated with a key to ensure only authorized persons have access and the right of use. b) The maximum load capacity of the funicular is 600 pounds � 3 persons and luggage, or 4 persons. Use of the funicular must be in accordance with the established maximum capacity. c) TO PREVENT DAMAGE TO THE FUNICULAR CABLES AND FUNICULAR BRAKE, DO NOT EXCEED THE WEIGHT LIMIT NOTED ABOVE. d) Refrain from using the funicular to carry any item that exceeds the weight limit. Users will take care to preserve the seats and not damage, stain or cause the funicular to become dirty. e) If an individual is responsible for damaging the funicular and it is proven that he/she acted maliciously or was in noncompliance with the rules regarding the use of the funicular, he/she will be obligated to pay the cost of the repair. � PARKING LOT: a) ONLY OWNERS OF A VILLA TIZOC CONDOMINIUM MAY USE THE UPPER PARKING AREA FOR THEIR VEHICLES. All visitors are to use the parking area at the bottom of the funicular. b) Owner-parking is limited to one vehicle per unit or apartment. Between November 15 and April 15 an owner in residence may be absent from the condominium up to thirty days and still be permitted to park in the parking lot. c) Inoperable or damaged vehicles or vehicles that may represent an obstruction to the parking rights of other owners are prohibited. d) Vehicle size is limited to those that fit within the parking stall sizes that will allow adequate space for others to enter and exit. e) No repairs of any type are to be done to vehicles in the parking lot. If an emergency repair is required the ownermust first notify and obtain permission from the Administrator/Manager. f) An owner whose vehicle has an oil or other fluid leak in the parking lot is subject to article Twenty-one [section V, (g)] of Villa Tizoc�s bylaws. TO PREVENT DAMAGE TO THE FUNICULAR CABLES AND FUNICULAR BRAKE, DO NOT EXCEED THE WEIGHT LIMIT NOTED ABOVE. **Violation of any condo rule can result in a fine of $500.00 pesos assessed to the owner for each occurrence.
