-Due to the 'work/school from home' situation we are upgrading to Charter Spectrum Ultra internet plan. They claim a download speed of 400mb/s. ***Property Cancellation Policy*** VRBO no longer allows us to customize our cancellation policy. They only offer default selections. Our cancellation policy is: Full Refund For Cancellations Made More Than 30 Days Prior To Check In. Sometimes you have to cancel on short notice so if you have to cancel WITHIN 30 days of your arrival we will do our best to book a new guest for the days of your stay and return your money. So far, we have been able to refund every guest that has had to cancel. We will need your home address for our Rental Agreement. Due to Covid we are leaving the condo vacant for one day between guests. Sleeping arrangements: In the Bedroom 1 King mattress A twin window bed in the living room is a good size for a child. In the hall is a built in twin mattress bunk bed. About the condo... We recently purchased this property and are still bringing it up to our standards. We are not quit there but getting close. Because of that we are listing it at a discounted rate that we believe guests will find fair and good value. For years we have been renting our condo upstairs and an investment condo in the Twinberry building which we have recently sold. Please reference their respective listing numbers for reviews: 704692 and 2149627. We are working towards providing a similar guest experience with this new condo as we have with our other units. Some Positives: Snowberry Building in the Aspens. Best view's in the Berry Patch. End Unit with good natural light. Well equipped kitchen (coffee maker, coffee grinder, waffle maker, slow cooker, popcorn popper, blender, kitchen-aid mixer, bbq, air fryer). 50” TV with cable, fast internet. Relax to Fish Creek babbling. Pretty close to town, Jackson Hole Mountain resort and entrance to Grand Teton National Park. Firewood included during the cooler months, but not kindling. Electricity is 100% wind generated. Some Negatives: No trailers or RVs allowed by the HOA. If you want to use the public bus system it is about a 15 minute walk from the condo to the bus stop. We cannot access Fish Creek behind the condo as it is on private land. Bring slippers, on very cold winter days the floor can be cool. Damage Deposit and/or Insurance... If you prefer, we are open to the purchase of Rental Damage Insurance offered through VRBO instead of doing the $400 refundable Damage Deposit (If necessary, collection is done through VRBO after check out). If you do not live in the United States we require you purchase the Rental Damage insurance. Rental Agreement: The Rental Agreement that is available on VRBO is general in nature. We will send you a Rental Agreement specific to your stay. It will be sent to your personal email via DocuSign. We will need your home address. Making It All Work: We have found that renting our condo successfully requires a lot of cooperation between us and the guest. We ask for a relatively small $400 Refundable Damage Deposit because we have faith the guest will take care of our place. If there is damage, stolen items or significant cleaning that needs to be done, $400 won't go far. There are times we are booked solid, usually with guests checking out and checking in on the same day. If there is extensive damage or cleaning it will negatively impact the next guest(s). So far we have had very considerate guests and we greatly appreciate that. For our part we want you to have a good experience in JH. 1. We hope to offer a fair price. Everything in JH is expensive including mortgages and expenses (electricity is actually very reasonable). So, we try to balance both our financial needs and the needs of the guest. 2. We work very hard to communicate well with every guest. 3. We want to exceed your expectations. It is better for all of us if you are pleasantly surprised rather than slightly disappointed. We have not listed all the activities that are available in the Jackson Hole area. If you are looking for mountain fun, good chance the Tetons have it. Drive Times as per Google Maps: Grand Teton National Park(seasonal access) = 6 miles/10 minutes Jackson = 8.5 miles/15 minutes Jackson Hole Airport = 18 miles/30 minutes Yellowstone National Park = 80 miles/1.5-2 hours If you would like to estimate distances and times to you activities Google: The Aspens, Wilson and a map will come up(VRBO will not allow us to display our physical address). The Aspens is primarily a residential development. There some long and short term rentals. If you are looking to party there are better areas of Jackson Hole to do so. One of the reasons people stay in the Berry Patch of the Aspens is for the peacefulness.
