Positive: Overall: This felt like a 3.5-star stay: plenty of positives, and with a few small improvements and a more guest-focused approach, it could very easily become 5 stars. The good things: The apartment was large, beautifully set out, and true to the online images (except for the PATIO furniture itself). GARDEN furniture was absolutely fine (separate to the above Patio furniture). Brilliant location — we felt very safe and secure throughout our stay; directly opposite the exit of Libreria Acqua Alta. Price was good value for what we received. The self check-in and luggage storage system worked smoothly, though luggage storage is external to the providers and came at an extra €40 for a family of four!

Negative: Could be improved: From Wednesday onwards we had no hot water — perhaps due to something we weren’t aware of, but unfortunately we had none. Thankfully it was warm m weather during our stay. Patio furniture was damaged and couldn’t be used (though the garden furniture was fine). The kitchen could be better equipped — for example, no towels or tissue were provided, yet guests are reminded to leave it clean or be fined. Guests are asked to dispose of rubbish themselves rather than into a central point for cleaners to remove when they deep clean for next guests, although we understand this is standard practice in Venice. However, worth mentioning as warning notice at property does advise left rubbish will lead to penalisation. Luggage storage on checkout day at the property itself, was only possible if the property happened to be vacant. We were fine with that but would have been good for such a large organisation to offer such service. When we expressed disappointment about the luggage storage not being available, we also mentioned the other issues we had experienced as up to this point, they were not aware — unfortunately this was taken as us deliberately trying to find fault 🥺, when in reality we had chosen to overlook them during our short stay, reminding ourselves, “the rest of this place is great, let’s just enjoy our 19th wedding anniversary celebrations.”

Summary: Safe, secure, large and lovely - 3.5 star stay that could easily be made 5 star
