Fishing, boating, skiing/boarding, right at your doorstep. This is a free-standing, 2,200 square-foot, 2-bed, 3-bath house directly on the water. No traffic noise from Highway 160. Little boat traffic. This very peaceful setting is less than 2 miles from the Grand Island Mansion. Big lawn area—for games, get-togethers, campfires, and BBQ’s—leads to the riverside where you can tie up to the dock. Jump in the boat and head to Walnut Grove for ice cream or Rio Vista for lunch or dinner. Steamboat Slough is quiet, calm, protected, and pristine. Just down river is Hogback Island with river access and a boat ramp. To the north is access to smooth water on Steamboat Slough, Sutter Slough, Miner Slough, and the Sacramento River. The house is open and spacious, with lots of windows, and the layout flows to the outdoors and two huge decks—one upstairs and one down—both with river views to the west for beautiful sunsets. The master bedroom has a Cal King and twin beds. The second bedroom has a queen bed. Both bedrooms have en suite bathrooms. The upstairs living room has a fireplace, access to the upstairs deck and lots of sleeping options: a trundle with very comfortable double mattress and twin, and a pull-out couch for 1. We also have a roll-away bed that can go anywhere, two couches that are comfie for sleeping and two air mattresses that are fantastic on the upstairs deck at night! The house is just 1.8 miles from the Grand Island Mansion. The house is older and has not been updated. Don’t expect granite counter tops and marble tile in the bathrooms. It's dated but comfortable. The house is very spacious, with a big, fully equipped kitchen, lots of outdoor living spaces…all in a very scenic and quiet setting. Internet and TV are often available at the River House, but isn't guaranteed. Verizon provides the best cell coverage in the area. There is a TV/DVD player and a TV antenna provided. We are in a rural setting, and the TV reception can be sketchy... Boats may be launched at Hogback Island, approximately 2 miles south of the property, at 14811 Grand Island Road. The county charges $10/day for use of the ramp/parking at Hogback. Cash is required. This is a No Smoking Property. NO SMOKING anywhere on the property, in the house, on the deck, or on the dock. Lastly, this property has direct river access and the river current can be strong. Children are to be supervised at all times. Children are required to wear PFDs anytime they are in the back yard, on or near the bulkhead, on or near the deck overlooking the dock, on or near the gangway, or on or near the dock.
