Our home sits just a couple minutes outside the town of Morrisburg, in a private country setting of nearly 2 acres. Peaceful and private, and less than 1 hour from Ottawa, 30 minutes from Cornwall, 40 minutes from Brockville and 20 minutes from the USA-Canada border.
The main floor features an all brick wood burning fireplace in the living room (firewood supplied), as well as leather furniture with a reclining sofa and a 55" smart TV. The living room leads into the dining room and the open concept gourmet kitchen. The kitchen has a plenty of cupboard space, and granite countertops with bar seating & lighting- perfect for entertaining! All the appliances are stainless steel, and the refrigerator has a built in water and ice maker. The stove has a dual oven and ceramic cook top. The kitchen comes fully equipped with a dishwasher, microwave, coffee maker, toaster, and plenty of pots and pans for whatever you are looking to cook up! We also keep our spices fully stocked.
Our home features hardwood flooring throughout (no carpet anywhere), and tiled entrance, kitchen and bathrooms.
The main bathroom has heated floors, double sinks, plenty of storage and a large shower with rainfall shower head, and massage jets. There is also a 2 piece bathroom off the hallway.
There are 3 bedrooms, the master has a King size pillow top bed with an adjustable base (head & foot) for the ultimate comfort and a 43" TV and plenty of closet & drawer space.
The 2nd bedroom features a queen bed with 43” tv, lots of closet and storage space.
The 3rd bedroom has a twin bunkbed and tv.
There is a washer & dryer in the basement.
The outside back yard is an oasis, and features a new (2022) large 5 person hot tub steps away from the large adjoining fully screened in gazebo with both a propane fireplace and a tall heater, ceiling fan & lights, Bluetooth wireless speakers and plenty of comfortable seating. In the winter time, we have the screened walls of the gazebo covered with clear acrylic panels to keep wind, snow and rain out, and the space can be comfortably heated so you can conveniently step in and out of the hot tub next to it into a warmed gazebo. We provide spa towels
The backyard is very private, with large cedars lining the property. You’ll see a variety of wildlife, as the property backs onto conservation land and a known snow mobile trail. We have a variety of wild birds that come to the feeders, and will often see deer, turkeys, rabbits and other wildlife walking around in the 2acres yard, which we can observe from the comfort of the gazebo. The property is carefully maintained & landscaped and features many plants and flowers.
Across the street from us is a large park & campground overlooking the St Lawrence Seaway. There is an attached garage with an automatic garage door opener. The driveway can fit 6 cars comfortably, and has space to park large boats, campers, or trailers with ski-doos or sea-doos.
There are plenty of things to do nearby. We are located across from the St Lawrence Seaway, where you can enjoy all kinds of fishing, swimming, boating and watersports. Bring your boat, and enjoy a beautiful day exploring all that the Seaway has to offer. We are minutes from the town of Morrisburg, where you will find multiple grocery stores, Tim Hortons, Canadian Tire, dollar store, LCBO, Beer Store, 3 pizzerias, gas stations and countless restaurants. Morrisburg Beach is just around the corner and a family favourite, you can also visit the waterpark across the way which kids love. Upper Canada Championship golf course is only a minute’s drive away. There is Upper Canada Playhouse which features live theatre. We are also moments away from Upper Canada Village where they host PumkInferno in October & Alight At Night throughout the Christmas season, a spectacular showing of Christmas lights all over the Village. We are also minutes away from the Morrisburg waterfront, and Prehistoric World. Less than 5 minutes away you can visit the Bird Sanctuary which features excellent walking trails and a plethora of wildlife. StoneCrop Acres Winery is minutes away.
There are a lot of snowmobile trails in the area, and there is easy access to them from our home. We have plenty of parking to bring a trailer with your boat or snowmobiles. There are also many cross country ski and snowshoeing trails, and our home faces the St Lawrence Seaway (although you cannot see the water from our home- this home is NOT waterfront).
Visit the National Capital in Ottawa, less than an hour’s drive north. The US/Canada border is 20 minutes away, where you can enjoy lots of cross border shopping.
