You will have access to a nice spacious house and a very pleasant huge outside space with a large covered porch, a big swimming pool, grassy areas and a separate covered barbecue area.The house has 3 bedrooms, so it's ideal for 6 to 8 persons. However, up to 12 persons can sleep here using the extra sofa-beds and guest bed.The space inside is a little funny. The bedroom are connected to each other 'railroad style'. To go from the bedrooms at the end, to the large living room, you have to pass through each bedroom or use the outside porch. Please look at the photos to see what I mean! :)The beds are organized like this:- Bedroom #1 en-suite– 1 double bed + 1 double sofa-bed (4 persons)- Bedroom #2 – 2 single beds + 1 double sofa-bed (4 persons)- Bedroom #3 – 2 single beds (2 persons)- Living-room – 1 double sofa-bed (2 persons)- 1 spare bed – can be placed in bedroom#3 or the living room (1 person)There is a practical fully equipped kitchen integrated in the large living room, and 2 full bathrooms.Wifi is reliable and fast, 120 Mbps.For your comfort there is A/C in all the house, which is great for all times of the year.The barbecue area includes a small house with a second simple kitchen, washing machine, storage for the garden chairs and a WC.The villa does not have direct access to the street. There you can go to the pretty beach, enjoy the fantastic grilled fish at the local restaurants, do some shopping or just relax at the many open air cafés.From here you can access several of the best beaches in Portugal:Sesimbra – 3 km (10 min)Meco – 10 km (15 min)Arrábida – 16 km (25 min) - one of the most beautiful beaches in the world in my opinion!Costa da Caparica – 30 km (30 min)Best areas for restaurants and bars: Sesimbra - 3 km (10 min)Alfarim - 8 km (15 min)It's also a good base to visit:- Lisboa - 35 km - 40 min - Setúbal - 25 km - 30 min
WHAT IS INCLUDED- Clean towels, linens, sheets and pool towels are provided. There is no daily cleaning service or replacement of towels. You can ask for any number of house cleanings and towel / linen replacement for an extra fee.- This is a self-catering rental. This means that we will leave you a starting amount of certain items like toilet paper or detergent but when it runs out you should get more yourself. - Bring sun cream, hats and insect repellent for your skinPOOL CLEANING- There is a filter and pump and keeps the water desinfected and clean. However it's normal for leaves and insects to fall in the water. The pool maintenance person does not go every day, so guests may need to clean it if necessary with the provided cleaning net.ELECTRICITY- If you turn on many A/C units at max power or other high power electrical equipment at the same time (like heaters, washing machine, hair dryer, toaster, water boiler, etc.) the safety electrical switches can go off. In this happens, you have to go to the switch box to turn them back on and turn off some equipment.HEATING- We have A/C for all the house. However it may not be possible to have them all on at full power at the same time because of limited electric power available. During the colder months, it is simply not possible to have the house very warm like in a modern apartment BUGS
SMALL ANIMALS- Remember that this is a house by the coutryside, with a large garden. It's possible to find ants, other insects and small animals in the area. :)- If you leave the doors or windows open, insects and other small animals can enter the house.CHECK-IN - Check-in time is from 4 PM. However we are flexible and will try to adapt to your arrival time. If possible we will meet you earlier, but you must inform in advance, because at the last minute it probably won't be possible. Note that the house may not be clean and ready until mid-afternoon and you should not stay in the property while it's being cleaned. - The only way to be sure and have the house ready on an early morning arrival is to book the previous night. - For arrivals after 7 PM there is a late check-in fee of 20€ to pay in cash on arrival. For arrivals after 0 AM (midnight) it's 40€. However it may not always to do a check-in after 0 AM, so please ask in advance.CHECK-OUT- You should have everything packed and be ready to leave the apartment at 11 AM. - You can't stay after 11 AM, but sometimes it may be possible to leave your luggage in the house until later. Please check in advanceLATE CHECK-OUT - Sometimes it may be possible to have a late check-out until 7 PM, so you can enjoy the house all day. Usually it won't be possible on fridays and during high season.- Late check-out must be arranged in advance of your stay, so we can block the calendar and be sure that new guests will not arrive on that day.- Late check-out fee is 50% of the normal daily rate for the check-out date. ACCESSIBILITY- The house is at the ground level, but there are a couple of steps to access the bedrooms.- The house does not have direct access to the street, you have to go through the gate of the property. OWNER ACCESS- Every few days the gardener will go there (unnanounced) to clean the pool and tend the grounds.- On other rare occasions, authorized persons may need to access the property for maintenance services or other necessary tasks (manager, owner, cleaners, repairmen, etc.). We will try to avoid this and to warn you in advance.STAY AT A LEGAL HOUSEThank you for contributing to the legal economy in Portugal. This house is rented with a short term rental contract which respects Portuguese laws and regulations.
