Bedroom 1 comes with a 55" Vizio Smart TV, bunk bed setup with a twin on top and a full-size on the bottom, large walk-in closet, nightstand and a chest of drawers.
Bedroom 2 comes with a 43" Phillips Smart TV, full-size bed, two bedside tables, end of the bed bench, full-size mirror, closet to hang your items and a chest of drawers to make yourself at home. This room has large sliding glass doors that open to the backyard and a window with a sliver view of the river.
Bedroom 3 is the Master Suite which has it's own private bathroom attached. The bathroom offers a tub/shower combo with glass sliding doors, sink vanity and toilet. There is a private door to close the bedroom off from the bathroom. The bedroom offers a queen size bed with a comfortable chair, footrest, chest of drawers and 55" Roku Smart TV. This room also has glass sliders that lead to a patio and the backyard.

**Welcome to Pineapple Landing!**
We're delighted to welcome you to our waterfront haven at Pineapple Landing. To ensure you have a pleasant and worry-free stay, please take a moment to review this house manual. It contains important information about the property, guidelines, and useful tips.
**1. Check-In and Check-Out**
- Check-In: 4:00 P.M. If you need an earlier check-in time, please message the morning of and I can let you know if the home is ready to go. If we have a guest checking out that morning, we kindly ask you patiently wait until normal check-in time to ensure the home is perfect for your check-in!
- Check-Out: 11:00 A.M. Late check-outs must be arranged by the latest, the final night before check-out to ensure the cleaners are notified of a schedule change. Late check-outs will be granted based on availability. If late check-out requests exceed 12 P.M there will be an additional $50 for check-out by 2pm.
- Luggage Storage: Due to this being a single-family residence and other guests maybe checking out, there is no option for luggage storage. You are always welcome to message and make a request which will be granted based on availability.
**2. House Rules**
- **Pet Policy:** We love your furry friends! Two pets are welcome at Pineapple Landing with a fee of $100 for your stay. For stays exceeding 10 days, the $100 is held as a deposit which will be returned at check-out as long as there are no damages, and there's an additional nightly fee of $15 per pet which will be collected at the time of check-in through a request in Airbnb. Please be mindful of our pet-friendly policy and ensure your pets are well-behaved and all your pet's waste has been picked up, bagged and disposed of properly. Please be considerate and if you have a pet that is a known shedder or likes to drool, please pack a blanket to protect our furniture so you can eliminate any additional pet cleaning charges. Thank you!!
- **Quiet Hours:** We kindly request that guests observe quiet hours from 10 PM to 7 AM. Please be considerate of our neighbors during these times.
- **BBQ Grill:** If you plan to use the BBQ grill, roll it away from the house and any overhangs while in use. Charcoal is not provided, but you may find some leftover from previous guests. After use, please clean the grill and allow it to cool down before storing it away. If grill is used and not cleaned, it will be harder to clean when it cools down and will result in extra time, energy and extra charge from our cleaners.
- **Dock and Watercraft:** Enjoy the dock and small watercraft launch, but please use caution. Safety is paramount. Children should be supervised on the dock. Always exercise safety when using the watercraft launch.
- **Rooftop Deck:** Our rooftop deck offers fantastic views for sunbathing, star gazing, and watching local rocket launches. Please use caution and do not allow children on the deck without adult supervision. The rooftop beyond the wood deck is off-limits to prevent damage and accidents.
**3. Check-Out Procedures**
- Before departure, please ensure the following:
- All dirty dishes are placed in the dishwasher, with detergent added and the dishwasher started.
- Remove leftover or open food items from cabinets and the refrigerator/freezer.
- Dispose of kitchen trash in the outside green trash container.
- Turn off all lights and electronics.
- Lock all doors and windows securely.
- Ensure both gates are open.
- Send us a quick check-out message so our cleaners can begin their work.
**4. Maximum Occupancy and Events**
- The maximum occupancy is 8 guests without prior approval. If you have an event in mind, please message us with event details, including guest count, event type, duration, and accommodation requirements. Event pricing will be based on the information provided.
**5. Boat and Boating Excursions**
- The owner stores a boat at the property on a lift. If you're bringing your boat and wish to use the lift, please notify us in advance so we can relocate the owner's boat.
- If you're not traveling with a boat but want to explore the water, the owner offers boating excursions, including island hopping, tubing, sunset cruises, and more. Please message us for details.
**6. Entertainment and Laundry**
- Each TV is connected to the wireless network and offers streaming options for your convenience. You can connect to your personal accounts.
- The laundry room includes a second fridge (the Beer Cooler) and a full-size washer and dryer. Please do not run the washer and dryer when you're not home.
