Summary: The property is beautiful and met all of our needs. - The kitchen is well appointed with everything needed to cook and serve meals for a family of 18, including two Keurig and drip coffee makers, both hand held and stand mixers, specialty glassware, plentiful service pieces, etc. There may have been an Instant Pot, although we brought our own, we used our meat thermometer, and we would recommend bringing a refrigerator thermometer if you plan to use the spare refrigerator on the first floor. The pool table room, where the secondary refrigerator is located, is a re-purposed garage and gets quite hot during the summer months. The freezer maintained temperatures, however, the regular side could not maintain safe temps for meat products, etc. We brought additional dishtowels and benefitted from doing so. - The bedrooms were comfortable, and also met our needs. The king master on both the top and middle floors were large enough to support a crib and toddler bed - the former was rented from a local company. Having read previous reviews, we brought our own sheets for the beds, and did find that the provided sheets, especially for the twin bunks, were not long enough to stay in place. - The bathrooms were sufficient, several had been updated, and there was sufficient hot water preventing anyone from taking an unwanted cold shower. There are two washer/dryer combos- another nice feature - both on the first floor (one in a bathroom and one in a closet). We brought additional towels as there is one set (bath, hand, wash) provided per person. - We rented a crib and two additional baby gates to augment the high chair and baby gate provided. Note, the stairs on the top floor have an odd shaped opening that although esthetically pleasing, would have been challenging for a traditional baby gate. Additionally, there is a security alert/alarm on the door to the indoor pool. We also rented 12 chairs, 6 umbrellas and an iced cooler from OBX Rentals, and the setup/takedown feature. Wholeheartedly recommend! Had a fabulous week and was easily able to entertain 5 teens, 2 young children, and several adults, We watched the sun rise and dolphins swim each morning from the upper deck, and enjoyed the porch swing in the early evenings. The pool and hot tub could be cleaner although it was sufficient for our needs, and although we had some spiders on the first floor (common around dunes), we would rent Avra again.
