The twelve-unit building is beautifully maintained, solid and secure, with an oversized pool, sun deck and adjacent covered common area. This beautifully appointed unit offers ceiling fans, and full air conditioning in every room. Wi-fi and cable television services are included. You can walk in minutes to the beach, Zona Romantica or Centro from this all on-one-floor suite. A private staircase makes walking access to the beach and town easy. Or a taxi will drop you steps from your easily accessible condo. The modern, fully equipped kitchen features microwave, refrigerator, dishwasher, cooktop, oven, and all you need to prepare a gourmet dinner! Handles to patio doors operate as follows: Vertical position to close and horizontal position to open Please do not force the handle to open if it is in a vertical position. 2. For light in the kitchen there are three options. 1) Remote inside the tall cabinet door. Remote must point to light when operating. 2) Lights above the cabinet. Find the round dimmer switch next to the counter outlets. 3) Stove light is positioned last to the right on the stove fan buttons. 3. Coffee pot must be turned off before leaving. 4. In guest bathroom the drawers must be fully closed to open or close the door. Cabinet design will cause the door to hit the drawers, please notice before using drawers/pulls. 5. Tile is unforgiving with glass containers such as nail polish. We recommend WOW salon for inexpensive mani-pedi. Take extra caution with glass wine glasses, bottles, or other glass containers. (we've learned the hard way!) 6. To avoid bugs, garbage goes out to the hall for pick-up by 9:30 a.m. Do not leave in hall overnight as it attracts bugs and cats. Houseman (Rodolfo) does not pick up on Sunday. 7. Open food or sweet fruit, limes included, will attract bugs, so it's a good idea to seal and place in fridge. 8. Please make sure refrigerator doors are properly closed at all times or food will defrost. 9. All fan/lights operate with separate remote controls. They are labeled and are not interchangeable. To brighten or dim the lights hold down the on/off button 10. Air conditioners also have remote controls (smaller) and are interchangeable. Air conditioner remotes do not operate fans/lights. 11. Please close room windows and doors (including bathroom windows) when using room air conditioners. 12. Property manager will explain the use of the remote to operate TV. 13. Appliance instruction books are in cabinet below TV. 14. PLEASE KEEP HOT PANS OFF QUARTZ COUNTERTOP. Use hot pads or cutting boards. 15. Please do not scrub stainless steel on stove with abrasives or scratchy sponges. Also, please take caution with the stove grill sections, They will also scratch the stainless. 16. Maid comes on Mondays once a week. If extra service is required, please notify the property manager. Extra service per day is $25. Tipping is highly appreciated! 17. Beach towels are available in the laundry room. White towels are for bath use and not for the pool. To prevent tanning or body oils on upholstery, please use the beach blankets provided on each couch. Thank you. These can be washed later by the maid. 18. Maid will not do personal laundry. We recommend the laundry across from the Pemex at the bottom of the hill. If you must use the washer and dryer in the unit, use only during daytime hours to limit noise. 19. When coming and going, please make sure to check that the outside gates are indeed locked. This provides security to everyone. Thank you. 21. TAXI #: 322-223-2285 22. Hospital: San Javier The Owners, Guests, Administrators, and Contractors shall observe the following Rules: a)Condominium Estrella del Mar is a private residence, not a hotel. Unruly behavior will not be tolerated. b)The halls, corridors, and stairways of the buildings where the Private Units are located shall not be used for any other purpose other than the provision of access to the Owners’ Private Units. c)Except by special agreement among the Owners, it is expressly prohibited to make excessive noise in the Common Areas after 10:30 PM. d)The use of the pool and terrace shall be from 7:00 AM to 10:30 PM, except by the special agreement of the Owners. e)Children under the age of 12 (twelve) must be supervised by an adult at all times in the pool area and, if they are not fully toilet trained, they must wear “swimmer style diapers” before they are allowed to use the pool. f)Portable music devices must be used with head or earphones in the pool area. g)No glass containers of any kind are allowed in the pool area. h)Reserving lounges for future use is not permitted. i)Pool furniture must remain on the hardscape, not the grass. j)Smoking is not allowed in the common area or the pool area, with the exception of a designated smoking area on the pool terrace. k)The Owners shall maintain their Private Units in an orderly and sanitary condition, according to the decorum of the building, avoiding at all times the piling or accumulating of items in deteriorated condition on their balcony. l)The Owners, Guests, and Renters shall under no circumstance, hang towels, garments or any other such objects on the balconies or terraces of the condominium building. m) Owners, Guests or Renters shall not throw any objects from the rooftops, terraces, or balconies. n)Rentals shall be limited to a maximum of 2 (two) persons in a one-bedroom unit and 4 (four) persons in a two-bedroom unit. o)Trash from Private Units may be placed outside the Unit’s door, Monday through Saturday, 8:00 AM to 10:00 AM, where it can be picked up by the Condo staff. All other times, trash may be taken to containers located on the stairs behind the pool. p)Parking spaces (which are numbered according to the corresponding Unit) are reserved for the use of Owners and their Guests. q)Property managers and contractors are not allowed to work in the common area of the building without the approval of the Building Administrator. r)No unit owner may rent, home exchange, or otherwise permit usage of their unit for compensation, to or with unrelated third parties for a period of less than five (5) consecutive days. ****************** Additional Notes *********************** CHECK IN and CHECK OUTS CHECK IN time for all properties is 3:00pm and CHECK OUT time for all properties is 11:00am.
