This house is equipped with all the necessary modern amenities, including cable internet (1 Gig), Central AC/Heat, pellet stove heat, gas fireplace heat, open full kitchen, dining and living areas, and 4 bedrooms/3.5 bathrooms plenty of room to entertain large groups or families (12 person max occupancy). The backyard includes fire pit with seating, outdoor dining table and chairs, and gas grill for your use (propane refill is guests responsibility). Decorated with clean aesthetics and natural light throughout, this home is perfect for those looking to escape city life, or relax after a day of hiking and beach. **Linens, towels and more are included (see full list below). ** Pool access is separate cost charged by HOA. ** Monthly and weekly (7 days or more) discounts are available.
First floor is made up of a living room to sit and relax watching TV on a 55" smart TV warming up by a pellet stove which can heat the whole room. Dining room with extendable dining room table to seat additional people if necessary. Enjoy the amenities in the kitchen for all your cooking and drinking needs. (See complete list of items provided below). Open kitchen with peninsula island and stools perfect for feeding and entertaining guests and don't forget the coffee station for all the coffee lovers (can use ground or pods). **[Coffee not provided.] Tea lovers will enjoy the electric tea kettle with infuser. Get away and read in the sunroom with gas fireplace in reading room style seating, or if you need to work there is an office desk and chair. First floor also holds one master bedroom furnished with 2 queen sized beds, 55" smart TV and an on suite with jacuzzi bathtub. Half bathroom and laundry room is also located on the first floor.
Second floor includes 1 master bedroom equipped with 1 queen sized bed, 43" Smart TV with an on suite bathroom with tub/shower. One medium sized bedroom with a 1 queen sized bed and 43" Smart TV. A “kids” room with a twin/full sized bunk bed with 1 full sized trundle, 32" Smart TV and some toys, books, and video games for entertainment. Last there is a bathroom with shower located on the second floor.
All bedrooms, as well as the living area, offer flat screen TVs and whole house mesh WiFi (up to 1 gig speed).
Enjoy the outdoors with a front porch with seating to enjoy the quiet neighborhood and fresh air. Backyard equipped with an extendable dining table and 8 dining chairs. A gas barbeque grill for cooking and finish the night off with a firepit surrounded by chairs. **[Propane and firewood not provided.]
The house includes use of ONE beach club parking pass for the Ocean Pines Beach Club located on 49th Street and Coastal Highway in OC. If you need additional parking passes for the Beach Club you may purchase a daily/weekly pass from the administration building. Pool access and passes can be purchased separately at the pools.
HOUSE RULES

• Please treat our house with the same respect as you would your own home.
• In case of any accidental damage, please let us know asap so we can get it resolved.
• Must be over 25 years old to book.
• No parties or events allowed.
• No smoking allowed indoors.
• No pets allowed.
• Suitable for toddlers and children under 12.
• Please don’t eat or drink in the bedrooms.
• Please respect our community and try to keep noise levels to a minimum, particularly at night and in the early morning. Please avoid making any loud noise between 10 pm – 8 am.
• Please keep AC/Heating on regular program when you go out.
• Please respect check-in and check-out times.
• Please return the beach club parking pass to living room by guidebooks. Lost passes will incur a $100 replacement fee.
• Please take care of the furnishings. You will have to pay for damages that exceed the security deposit.
• Please don’t rearrange the furniture.
• Please do the dishes and return them back to cabinets.
• Please take the trash out before you leave. Trash and recycling bins located on eastern side of house.
• No illegal substances allowed on the premises.
• Please don’t flush anything in toilet other than toilet paper. Dispose of sanitary napkins, tampons, paper towels, tissues, wipes, etc. in trash can.
• No compensation will be given for any temporary outage of utilities or services.
