Packed full of character, it is an antidote to the bland white walled rental properties that saturate the market. If you are looking for comfort, luxury, and tranquility there is simply no better option in this area. All bedding and a set of towels is provided The house embraces open plan living downstairs with a single room downstairs neatly zoned into 3 areas for lounging, cooking and dining. One wall is completely glass and draws the viewer into the garden at all times. The 10 meter floor to ceiling glass wall opens onto the patio with further lounge seating around an impressive vintage cast iron woodturning stove. If you enjoy cooking, there is a spacious hand made, Farrow and Ball painted kitchen. Standing at the large kitchen island looking out at the garden, while being in the middle of any socialising is a joy. Kitchen appliances are all high end Bosch with a fabulous Six burner double oven Britannia range and oversize fridge freezer with plenty of space in the utility room to hide all the day to day mess. In practical terms, When you enter through the grand front door, the lobby opens into the main living area where there is comfortable seating for everyone, a woodburning stove for atmosphere on chilly winter nights, high ceilings with plenty of space and a large dining table for six plus guests. The room is filled with original vintage and bespoke pieces of art collected over many years. Being a new build, the house has excellent environmental credentials - Underfloor heating is provided from an air source heat pump, combined with more insulation than you could throw a stick at keeping you toasty all day and night. If it’s too warm in the summer, the heat can be controlled via remote controlled skylights upstairs and automatic blinds on the living room glass wall. As far as entertainment goes, there is a 65 inch Samsung Smart TV set into the wall with access to all the streaming services (subject to your individual accounts). Music throughout the house is provided through “Sonos” speakers, all controlled by downloading the app on your phone or tablet. Wifi broadband is available throughout the house. Upstairs there are three equally gorgeous bedrooms, each with their own character. Firstly the Master bedroom with ensuite. This room is modern mid century chic. A kingsize bed is surrounded by mid century and twenty first century fittings. While the ensuite with its large walk in shower is tiled in dramatic rustic planking with a unique antique washbasin stand. All complimented by high end luxury fittings and underfloor heating. The second bedroom next to the master bathroom, is a nod to French chic with a beautiful hand carved french bed with hand painted antique fittings. The third bedroom is ideal for younger guests. a lovely airy twin room. Still with the fabulous views over the garden and lovely artwork on the walls. The main bathroom is very urban modern cool in shoes of grey with a combination of ultra modern black walled freestanding bath and unique Georgian double washbasin console. Even here there is original artwork, Sonos speakers and built in iPad stand to get your media fix whatever way you choose. Outside there is parking for 2 cars or three if you are prepared to juggle a bit. The house is located right in the centre of the village but tucked away down a lane of beautiful 200 yr old cottages. There is no passing road traffic and most of the day all you can hear are the birds. The garden is completely fenced and when the gate is closed it becomes a sun trap shelters from the world. Within 5 minutes walking distance are The National Trust Llanbedrog beach, Aqua Beach Bar and restaurant, Tremfan Hall for fine dining, The magnificent Glyn Y Weddw Art gallery, Two great family pubs - The Ship and The Glynny. There are also numerous walks directly from the house directly onto Llanbedrog headland and even over to Abersoch. Or into the countryside inland from the village. Abersoch is 2.5 miles away. A bustling village with upmarket fashion and surf shops galore. Plus a choice of fab cafes and restaurants. Pwllheli is 4 miles away, the local market town. A thriving welsh community with supermarkets and local shopping. There is an excellent market here every Wednesday. It is also home to the Welsh sailing academy and bustling marina. Up to 2 well behaved dogs are welcome but there is an extra charge for these as we have to pay an extra cleaning fee. It is £40 per dog per week to be paid separately before arrival. One final thing, If you are looking for a house to party till dawn this is probably not the place for you. But if you want somewhere out of the madness of Abersoch in a beautiful sheltered spot and welsh village community spirit this fits the bill.
