Positive: Comfy beds and decent night sleep. Quiet & peaceful location with beautiful gardens in this family-run location. Decent breakfast. Fridge / freezer. Private carport / parking. Spacious room.
Negative: Poorly equipped, eg: no air-con (a large, but noisy fan was provided). No cooking or tea/coffee making facilities. The shower looked dangerous as there were exposed electrical wires (but we did use it and survived...). Maybe a little overpriced for the facilities provided / location.
