Come, play, relax and make magical memories. The mountains are calling! This is a bright sunny home that will be a perfect mountain retreat with 9 of your favorite family or friends...inside and out!
A huge draw for this property is the SKI-IN OUT access for ADVANCED skiers/boarders. To give you an idea of where you will stay, this home is located in the Upper Warriors Mark neighborhood in Breckenridge. To Ski-Out you will go to the public access Burro Trail, exiting the trees onto the Lower Lehman run on Peak 9. To Ski-In you will take the Falcon Superchair to the top of Peak 10 and down. Depending on the snowpack, skiers should be able to ski all or most of the route. Boarders may need to walk a little. You will have access to the Upper Warriors mark shuttle as well. Detailed directions will be provided in the home in the Welcome Book.
You will be close enough to Main Street (1.7 miles) to experience everything Breck has to offer and still feel like you are surrounded by little more than mountains and quiet.
This home, which was built in 1986, gives you a WOW mountain view of Mt. Baldy and the valley below. There is a huge deck where you can soak in the private hot tub, savor the unbelievable views on, grill out and eat a meal at the dining table or get some sun, both in the summer and on bluebird days in the winter. A separate intimate deck is shared between 2 bedrooms for some alone time. Besides the stunning views, you might get lucky and see a moose, fox, or even a black bear!
NOTE: This is a private home you will have solely for your enjoyment, but be aware there is a separate apartment with its own separate entrance in the basement of this home. Please be a good neighbor by not running around creating thumping noises. Also, your deck is above their patio so be considerate and do not splash water out of the hot tub.

A large fully equipped kitchen with granite countertops, appliances, dual ovens, warming oven drawer, LOTS of storage food and beverages, and just about anything you will need to create some memorable meals. You have so many options! Enjoy making a feast for all to sit and savor the meal together at the dining table for eight (plus a gorgeous kitchen granite counter bar with four additional stools). Have a barbeque on the deck using the gas grill. Get creative and make an alfresco meal to enjoy outside on the decks or some magical place surrounded by nature. And if you don't feel like cooking, throw together a crockpot meal to return to after a day of outdoor adventures.
Four large bedrooms (King, King, King, and Queen) that will sleep 8. Each bedroom has a large closet to settle into, cozy bedding, a fan, and a humidifier. The bedrooms have baseboard heat for cool nights and you can open the windows to let in the cool night air and hear the wind in the trees. The library/office has an additional twin bunk bed for kids and overflow.
Off the great room is a library with a desk with 600 Mbps that you can shut the door to work remotely in privacy. Or grab a book and get lost between the pages for a few hours. (There is a bunk bed for overflow if desired)
There are four full bathrooms and one half bath. All bathrooms have radiant floor heat and heated towel racks. The two Ensuite bathrooms that have jetted tubs are for the Master and Queen Rooms. The two remaining King bedrooms will share a hall and full-size bathroom with a walk-in shower. There is a full-size bathroom with a large walk-in shower on the first floor as well.

Home Theater Room - There is comfortable seating for a number of you to sit back and stream your personal app accounts or watch a large private DVD collection of Disney and more.
A second-floor nook has a couch and TV for yet another place to escape to.
Off the kitchen is a pantry/laundry room with storage, a 2nd full-size fridge and freezer, and a full-size washer and dryer. This is perfect for coming in from the garage and cleaning outdoor play clothing.
You will have use of a 2-car heated garage and 2 driveway spaces. Note: You will need to move the driveway cars if there is a certain amount of snow accumulation, for plowing.

Year around this place is perfect to be your home base for endless adventures! The summer offers you hiking, mountain biking, white water rafting, horseback riding, playing golf, kayaking on Dillon, and if you are an adventure seeker go climb a fourteener. We have 54 in the state of Colorado! This area is a winter wonderland where you can tackle the slopes with snowboarding and skiing at nearby Peak 9 or beyond, snowshoe at the Breck Nordic Center, go ice skating at the rink just up the road, rent a snowmobile, or hire a dogsledding company. The sky is the limit!

All trash from the home must be removed to the garage as you follow our departure Check-List. Failure to do so will result in a $50 charge.
The Hot tub is serviced between each guest so we know it is ready for you. Please shower before getting in, and do not have too many people causing the water to pour out. If we have to adjust the chemicals due to people not showering before getting in the hot tub (sweat, sun lotion, spilled drinks all impact the chemicals) or if the water levels get low, and will have to be refilled to prevent the motors from being damaged, you will be charged the costs of correcting these issues
