1. Check-out at 11 a.m. Check-in at 4 p.m. Flexible pending on cleaning times and other guest stays. Contact me for details.
2. NO SMOKING - Drugs and Smoking: Absolutely no drugs on the property including marijuana. No smoking of cigarettes or e-cigarettes indoors including the garage. Parties or drug activity will be grounds for immediate eviction with no refund. We have zero tolerance for this. $200 per day of your stay smoking fee should we find out that you smoked in the home.
3. POOL: Swim at own risk! You must check alarm and pool gate for functionality. Report any alarm or gate problems immediately.
4. PETS - Are allowed on a case-by-case basis $50 additional pet rent fee. Must be disclosed, approved and fee paid. No aggressive breeds, or dogs with a history of biting or destructive behavior. They must be completely cleaned up after, no feces left in the yard. Must be fully house trained, on a leash at all times when not in fenced area, and crated indoors when left alone in the home. If barking becomes an issue during your stay, alternative arrangements must be made. No pets allowed on the furniture or in the pool.
5. AGE - We will not rent to vacationing students or singles under 21 years of age unless accompanied by an adult guardian or parent.
6. MAXIMUM OCCUPANCY- The maximum number of guests for the house is limited to the amount specified on the reservation.
7. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the unit.
8. RATE CHANGES - Rates are subject to change without notice. Once agreement is signed and returned the rate is guaranteed for the agreement amount.
9. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
10. WRITTEN EXCEPTIONS - Any exceptions to the above-mentioned policies must be approved in writing in advance.
11. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. We do not refund due to weather or road conditions. To protect against cancellations caused by unforeseeable events such as illness or bad weather, we recommend that guests purchase trip cancellation insurance from a private carrier.
12. NO DAILY MAID SERVICE – While an initial supply of linens and bath towels are included in the house rental, daily maid service is not included in the rental rate. However additional cleaning services may be made available at an additional rate.
13. REFUND POLICY - It is 100% up to the owner on whether to reimburse or refund due to any issues that may arise during your stay pertaining to the unit. Such as... Cable, wifi, power, appliances not working properly, etc...
14. CONTRACT - This contract is binding upon initial payment. No signatures are required
15. The renter acknowledges that he/she has been advised by the property owner to arrange adequate personal insurance cover for all members of his/her party to cover all travel, personal risks/injuries and liabilities, and any cancellation.
16. Quiet hours are between 10 pm – 8 am. Please respect the city noise ordinance and the neighbors. Loud music outdoors will not be permitted at any time of the day.
17. This house is privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the premises.
18. Client agrees to move garbage and recycling bins to the curb on appropriate days (Tuesday and Friday evening for garbage, and Friday evening for recycling). Failure to do so may result in a fine of up to $100.
