-2 PARKING PASSES will be given and these can be found inside the house
-1 car is allowed to park in the garage
-1 car is allowed to park on the cement pad (driveway) in front of the garage
-2 parking spaces for guests will also be included in the booking
-As a reminder, there will be a $150 replacement fee for each key that is lost/not returned upon checkout (garage door opener, parking pass, and pool key)
-Please do not block the other vehicles and only park at the designated locations
-Please do not dent or damage the garage door. As stated in the listing details, you will be charged $1000 to cover for damages.

1. BUILDING CAMERAS: There is 24 hour video surveillance throughout the building for security. They are on, streaming & recording. There are no interior cameras in the unit.
2. THERMOSTAT: Phoenix experiences extreme heat. AC units are rated to keep homes 20-30 degrees cooler than outside temperatures. AC must stay between 69-85. If electricity bill exceeds $250 in a 1 month period, those charges will be the responsibility of the guest.
3. ASSOCIATION RULES & REGULATIONS: Upon booking, you will be provided with a copy of the Association rules and regulations. It is the guests responsibility to review this document thoroughly, ask questions if needed, and adhere to all rules and regulations as outlined.
4. PARKING: 1 car is allowed to park in the garage and 1 car can park on the "driveway" or cement pad in front of the garage. 2 parking spaces for guests will also be included in the booking, which require the use of the included parking passes.
5. BOOKINGS of 45+ days will require a deposit and monthlycleaning
6. ADDITIONAL FEES: Additional fees may apply for concierge services, excessive cleaning, damages, pets, early/late check-in, etc.
7. PET POLICY: No dogs or animals of any kind shall be kept in or about or on the Premises. Our no-pet policy includes all animals except certified service animals that are trained to aid a person with a disability.
Any violation by guest of this provision shall be fined 500.00 for cleaning fees based upon such violation. NO PETS.
*We have WIFI for your convenience. If you attempt to disable or remove it in any manner, we reserve the right to immediately cancel the remainder of your reservation without refund.

While we strive to ensure a comfortable and seamless experience for all our guests, please note that certain circumstances beyond our control, such as power outages, internet interruptions, and other utility disruptions, may occasionally occur. Additionally, Arizona's unique desert environment means that the presence of insects and wildlife is common in the region. Although we have not encountered issues with these in the past, we want to inform guests that we do not issue refunds or honor cancellations due to such incidents.
