Need a close to Dulles Airport-Reston-Herndon-DC-Wineries-Wedding place for a large party for vacation, transition between your old and new homes, short-term contract, or the holidays? Our 3,525 sq ft 4 bedroom / 3 bath first and second floor guest suite in our farmhouse on our 26-acre farm is big enough for your group of 16 people (plus 2 babies in cribs)!
Relax around the fire pit. Explore Virginia's Wine Country (20 to 30 minutes to Middleburg, Purcellville, or Bluemont drive West) or take a trip to Leesburg Outlets (15 minutes drive North), the Town of Leesburg (10 minutes drive North), Chantilly / Aldie / South Riding (10 minutes South), Sterling and Reston (24 minutes East), and Brambleton Town Center in Ashburn (3 miles; 5 minute drive). We are also 1 hour to Washington, DC by car and 24 minutes to the Reston-Whiele Metro Station on the Silver Line.
For your convenience, the kitchen is stocked with all the kitchenwares you need. We also stock condiments (catsup, jam, & mayo), paper products (tp & paper towels), customary spices (basil & parsley), and cleaning products (detergent & dish soap).

We provide enough beds and bedding to accommodate the number of booked guests. Our base rate includes the following three beds in three bedrooms which are enough for 6 guests: 1 king and 2 queens. To accommodate 8 more guests, we add 2 queen sofa beds, 2 twins, and 1 full bed for $30 per person per night for each night of the stay.
NOTE: We can also sleep 2 babies in port-a-cribs (please request). Babies in cribs do not incur a charge; however, we must manually adjust the guest count.
If you have 15 or fewer guests and you have independent sleepers who require beds in excess of the beds provided, each additional bed is $30 per bed per stay. Please inquire!
* GUEST SUITE IS 3,525 SQ FT FIRST & SECOND FLOOR ONLY; CARETAKERS--WHOM YOU WILL NEVER HEAR & SELDOM SEE--LIVE IN THE BASEMENT APARTMENT WHICH IS AN ENTIRELY SEPARATE UNIT; GUESTS' PRIVACY IS OUR UTMOST CONCERN.
* We are not a licensed wedding venue, and we cannot host weddings.
* We will not make exceptions to the NO PETS policy. Service dogs, of course, are welcome. We will turn in to the authorities any person who does not have a disability who attempts to take advantage of the service dog laws.
ALLERGY ALERT: Our own cats and dogs visits from time to time. When our pets are with us, they are confined to the kitchen / family room area OR the master bedroom. The master bedroom is hardwood with area rug, and they have their own beds. In the family room and kitchen, we have leather furniture, tile, and hardwood (easy to clean) and an area rug. The basement tenants usually have pets; however, there is no air intake in the basement.
TERMS & CONDITIONS
CANCELLATION POLICY: We will honor cancellations if request is made 6 months prior. If less than 6 months, at your discretion, we can apply rent to an alternative available booking date (no refunds if alternate booking is less than original booking) OR-we can offer the dates for rental via the other booking platform we use (not via VRBO) and refund whatever rents we are able to obtain from the re-rental. We are asking VRBO to start offering more cancellation policy options such that the owner can choose the *number* of months rather than only a few tiers, for example, STRICT (at 2 months) or NO CANCELLATIONS at all! We also asked them to offer formal re-rental options so that we can open the calendar without refunding the booking unless the listing is re-rented!
* We understand that guests may wish to host a *few* guests for a small wedding brunch, rehearsal dinner, dinner party, family reunion, or other gathering. Above 8 guests, any day guest who uses the property incurs a day fee of $15 per guest per day (up to 25 total guests). Day guests are not permitted during quiet hours. The only fee exception is the bridal party and their preparation / support team on the day of a wedding. Please note that day guests / non-booked guests are not included in VRBO's Terms of Service or covered by their insurance. We carry our own commercial insurance for this purpose.
* Early check-in / check-out may be possible upon availability if and only if arrangements are made at least two weeks in advance. Early/late check-in fee is $25 per hour. For a pre-arranged early check-in, guests may check in between 9AM and 3PM. For a pre-arranged late check-out, guests may check out between 11AM and 6PM.
* NO SMOKING OR VAPING ANYTHING ANYWHERE ON THE ENTIRE 26 ACRE-PROPERTY EVER UNDER ANY CIRCUMSTANCES. IF YOU HAVE SMOKERS OR VAPERS IN YOUR GROUP, DO NOT BOOK THIS PROPERTY.
* EXTRA BEDS: We add the full bed to the aquamarine room and the twins to the master bedroom. The master bedroom and the living room have sofa beds.
* Caretakers' scheduled laundry days are Mondays, Thursdays, and Sundays. Laundry room has separate entrance.
* INDOOR FIREPLACES ARE NOT AVAILABLE FOR GUEST USE
* Outdoor grill and fire pit are available for guest use. Starter wood and starter propane are provided.
* Quiet hours are 10PM to 8AM (Sunday evening to Friday morning) and 11PM to 9AM (Friday evening to Sunday morning and holidays). Quiet hours are absolute in consideration of the caretaker who lives in the basement below and works a full-time job. We lived in the house for 12 years and never had a complaint (despite clutzy husband, obnoxious dogs, and pattering toddler) from our basement tenants. Therefore, we know for certain that caretaker will not hear routine noise (even laughter and gaiety); however, he will hear loud music, screaming, running, etc especially across the kitchen floor at 1:30AM!
EXPLANATION OF FEES
1. Cleaning Fee: $200 cleaning fee includes up to 8 hours of cleaning; guests are responsible for each additional hour at $25 per hour.
2. EVENT INSURANCE: For events and large groups of unrelated people, we may require event insurance (~$106).
