2 Bedroom House in Cambridge
Beautiful basement level guest suite includes 2 bedrooms, 1 full bathroom, and a kitchenette. The primary bedroom includes a king bed, walk-in closet, and smart TV. The second bedroom includes a double bed and has no windows. A twin sized bed is also located in the living room for additional guests. The living room includes a large family sized sofa and 75" samsung smart TV. The kitchenette features an extendable dining table for 4 chairs, microwave, mini fridge, kettle, keurig, air fryer, and toaster. It also includes dishes, tumblers, and flatware. The kitchenette does not have a sink, oven, or freezer.
The suite is located in the basement of our family home. We live upstairs with our children and pets. We have 1 dog and 2 cats. The suite is private for your use and is accessed via a shared foyer.
Guests can also enjoy complimentary use of our large back yard and heated pool! Please review the Pool Rules. The backyard also has an outdoor kitchen complete with a BBQ, fridge and freezer.
House Rules:
NO SMOKING - There is to be no smoking in the suite or anywhere else at the property (inside or out). Likewise, there is no vaping, burning incense, spraying chemicals, or doing other things to fowl the air. There will be a $300 cleaning charge deducted from the security deposit for anyone violating this rule.
QUIET TIME - Do not make loud noises at any time and in particular you must observe quite time between 9:00 p.m. and 8:00 a.m.
NO PARTIES - There are to be no parties or out of control guests. Only the booked guest(s) is allowed on the property, unless a written exception is granted by the host. The booked guest are not permitted to invite their friends or others onto the property without this written permission.
BE TIDY - Keep the place tidy during your stay and leave the place tidy when you depart. Street shoes are not to be worn inside. Garbage is to be placed in receptacles provided. No throwing anything off the porch or out of the windows. Report all defects and damage as soon as possible.
BE NICE - You must not disturb or harass the neighbours, permanent residents, other guests or host and you must be calm, courteous and respectful at all times. Foul language and aggressive behaviour will not be tolerated.
HOT WATER - Shower time is limited to 15 minutes to ensure there is hot water remaining for all other residents and guests.
PARKING - The guest is to park in the driveway in the space designated by the host and not on the street.
POOL RULES - The heated pool, BBQ and backyard is included with your stay and is a shared space. Pool hours are between 9 am and 9 pm ONLY. There is to be no excessive consumption of alcohol and no loud or excessive behaviour. Glass is not permitted in or around the pool. All beverages must be contained in plastic or metal containers. There is no eating in the pool. All guests must wear proper swimming attire at all times. Children under the age of 3 and those who are not potty-trained must wear a swim diaper while using the pool. Children unable to swim independently and/or under the age of 6 must be within arms reach of a responsible adult at all times when in the backyard. Children cannot be in the backyard unattended at any time. Horse-play or unsafe behaviour is not tolerated. Air tracks are not allowed in the pool. Jumping from the trampoline into the pool is not permitted. Guests are not permitted to touch or alter the pool equipment or temperature settings. The pool is not supervised. Use at your own risk.
ENFORCEMENT - The visitor is a guest only and not a tenant. The guest is not permitted to move furniture, bicycles or similar large items into or out of the room. The host is not excluded from possession and may enter to clean, inspect and repair the room, or to ensure compliance with the rules. The right to stay terminates if any rules have been violated.
