Positive: Definitely localisation. Really close to the beach, ocean dr and other famous place in Miami Beach. Price is pretty good compared to other places in this neighbourhood.
Negative: Apartment is old - in bad way. Lots of mold and broken furniture. Mold and dust in air condition. Really poor WiFi (even there is 4 different network on the premises). Very important for all car users - there is no parking available. You can’t park on the street - it’s just for residents. Lots of parkings in Miami Beach are just for residents. All in all we finished parking our car about 10 minutes by foot from apartment for 30$ per day. Our rate will be definitely better if the owner took the time to general clean, remove the mold, buy a new couch and a better router.
Summary: Good localisation. Bad apartment, but good price compare to neighbourhoods.
