It’s been almost 20 years since we bought the beach house that our family had rented for many summer vacations! We are on the Pacific Ocean side of Mission Beach, 6 blocks north of Belmont Park, on beautiful Kennebeck Court. There are only two houses between us and the sands of the Pacific Ocean; walk there in 30 seconds …or less!
Our home features three bedrooms (plus a loft), three full bathrooms, and three floors of living space with outdoor areas on every level. That means you can sleep 10 people comfortably and have plenty of living space to spread out.
The main living area is on the second floor and features two-story vaulted ceilings, comfortable furnishings, a fully stocked and updated kitchen, and a large dining area with plenty of seating for family dinners and doors that lead to "the coffee porch." Huge windows allow for views, breezes, and sounds of the ocean.
Bedrooms are located on the first and second floor, with additional sleeping in the large loft on the third floor. Two primary bedrooms are located on the first floor, each with private full bath and doors that open to the front patio. (One primary bedroom has a cal king bed and the other has a king.) The third bedroom with queen bed is located off the main living area on the second floor, next to the third hall bath. The loft, which overlooks the main living area and has views of the Mission Bay, has two twin beds and a queen mattress .
We have three full bathrooms. You will never run out of hot water thanks to the latest on-demand water heaters.
The bright kitchen features beautiful quartz counters, quality appliances such as a Bosch dishwasher and a brand new double oven gas range, microwave, and plenty of counter space. If you love to cook, bake and BBQ like we do, you'll find everything you need, from a lobster pot to beach themed serving dishes.
Enjoy private (not shared) outdoor space on every level of the house:
-On the first floor, a large, private, fully-enclosed front patio has gas BBQ, pretty gardens, a new teak dining table that seats 8, and gorgeous ocean views. Enjoy the ocean breezes and keep the children contained while you BBQ and enjoy your dinner on the teak dining table. .
-On the second floor, the main living area, French doors lead to a charming balcony we call 'the coffee porch', our favorite place to hang out any time of the day.
-On the third floor, the loft level, step out onto the large roof deck with teak deck chairs, umbrella, panoramic views of beach & bay. Watch sunsets and sunrises, or sunbathe while your children are napping. Heavenly.
Parking: Rental comes with two parking spots, one in the garage and one premium exterior spot that easily fits the largest SUV! The garage spot also will fit a full size vehicle.
IMPORTANT THINGS TO KNOW BEFORE YOU BOOK: Due to new short term rental regulations in San Diego, it is more important than ever that we are good neighbors.
-Our home is a private residence for use by our registered guests.
-You are welcome to have a small number of visitors on the property for short visits only.
-No additional overnight guests.
-No parties. No loud music or anything that bothers anybody at ANY time of day.
-No Bachelor or Bachelorette parties.
-There is no smoking anywhere on the property, inside or out.
-Please read cancellation policy carefully before you book.
-Our property is overseen by a local property manager and house rules are strictly enforced.
-Guests who are inconsiderate of our neighbors and other vacationers around us jeopardize our ability to continue vacation renting. Such behavior will not be allowed. Thank you for understanding.

-For our younger guests we installed built-in baby gates at the top of both sets of interior stairs. Families with small children will enjoy these upgrades. We also have two portable cribs and high chairs available.
-Keyless Entry: We have a keyless entry system so that you will never have to pick up or keep track of keys.
-Main living area has brand new HD Smart TV with on-Demand, full cable line up, all the premium channels. The loft also has an HDTV.
-Plenty of beach toys, boogie boards, umbrellas's and beach chairs provided.
-We provide all the little things too: paper products for bath and kitchen (paper towels, napkins, toilet paper, kleenex), bath and hand soap, shampoo, dish soap, laundry soap, ziplock bags and tin foil, and cleaning products.
-Plenty of board games and puzzles for quality family time or the occasional rainy day.
Need more room? If your group is larger than 10, check for availability of the two bedroom guest apartment, the "dollhouse" (VRBO #116828) located over the garage. This charming space, originally built in the 1940's can sleep an additional 4-5 guests. We can also provide leads to other listings on our court.
