From its location at height of about 300 meters, the wonderful view extends north from above the beaches of Viareggio and Forte dei Marmi, on through the Gulf of La Spezia and on past the famous Cinque Terre.
Within an hour´s drive of both the international airports and the renowned sights of Pisa and Florence, the villa is also within less than 45 minutes of good shopping in Lucca, Livorno, Viareggio and Forte dei Marmi. The Beaches and the entertainment areas of the Versilia are reachable within 30 minutes.
The villa Il Frantoio was refurbished in the 1970's – surrounded by ca. 6000square meters encircled by Cypress –and ca. ca. 130 own Olive trees . On the top outside of the property and behind – just olives around.

The living areas consist of the basic villa on two levels as well as two separate guest quarters each providing guests with independent facilities and privacy.
The basic villa itself consist of a main floor with a stunning high-ceiling timbered grand salon, a charming dining area and adjacent cozy lounge as well as an equipped kitchen and pantry. The second level contains two large double bedrooms each with stunning sea view, two very large and stylish bathrooms, a large dressing room and closet area and laundry room. The villa accesses a very large terrace and patio positioned to highlight the sea view and to encourage convenient outdoor dining and sunbathing.
Directly below the villa is the primary guest apartment which is totally independent of the main villa with a separate patio, separate car and pedestrian entrance, separate equipped kitchen, bedroom, lounge and bathroom.
About 60 meters away within the olive grove is a second guest facility which can comfortably accommodate a single guest or a couple in comfort and privacy. Living, bed room, bath room and outside barbecue.
In the middle of the property the panoramic pool 14 x 7 ( open from May till September) 2.50m deep.
Agricultural area, no noisy neighbors or similar. Il Frantoio offers a quiet and private rural setting with incredible view.
