In consideration of the rent received and the mutual promises contained herein, the Host/Owner does hereby lease and rent to Guest(s) such Rental Property under the following terms and conditions:
1. RULES AND REGULATIONS - Guests agree to abide by all rules and regulations contained herein and in the property's information book and posted signage. Guest's obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the premises. Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. Guest shall not use or permit on the premises any illegal controlled substances, firearms, or items hazardous to persons or property. The use of all-terrain vehicles and motorcycles is prohibited. Smoking is never allowed inside and anywhere outside the house. Guest’s breach of any duty contained in this paragraph shall be considered material and shall result in the termination of guest occupancy with no refund of any kind.
2. RENTAL PROPERTY SPECIFICS :
- This is a cabin in the woods--that means there are could be bugs, especially in the summertime. You might see some wildlife. Please keep all of this in mind - this home is a cabin and not a hotel suite in the city. Even if you are very careful, some of those bugs will find their way into the house. The best way to minimize the number of bugs inside is to keep all the doors closed at all time. You must also carefully clean up the kitchen every night and securely package up all food to keep out bugs. DO NOT LEAVE ANY FOOD OR TRASH OUTSIDE - THIS WILL ATTRACT WILD ANIMALS.
- WIFI/ CELL SERVICE:
WiFi is available through satellite internet. Please keep in mind, it will not be as fast and as reliable as regular cable internet. We can't guarantee the speed and reliability. Due to the unique location of the cabin, it is impossible to get standard wifi service. IF YOU REQUIRE A FULLY WIRED HOME FOR WORK OR OTHER PURPOSES PLEASE DO NOT CHOOSE THIS HOME. The good news - we are on the waiting list for a Starlink Internet. The cell coverage is pretty decent and there should be no issues wit the signal.
3. OCCUPANCY – IN NO EVENT SHALL THE RENTAL PROPERTY BE OCCUPIED BY MORE PERSONS THAN DESCRIBED ON THE RESERVATION. Only the specific guests noted in the booking are allowed on the premisses. A violation of this rule will result of immediate removal of all guests (and any visitors) from the property without a refund. It is important to have the correct number of guests in the reservation, so please update accordingly if the number changes after you first book. The number of guests is strictly limited to 8 including children. Sleeping 8 people will require 2 people in each king bed, and 2 people on the queen pull out sofa bed on the main level and 2 people on the queen pull out sofa bed on the lower level. If the cabin is filled to capacity, 4 people will be sleeping on the lower level and sharing 1 bathroom down there (or need to go to the main level bathroom).
In no event shall Guest assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind. Guests hereby acknowledge and grant specific permission to Owners/or their representative to enter premises at any time for inspection purposes should Owners reasonably believe that Guests are causing or have caused any damage to Rental Property or reasonably believe that there are a greater number of approved guests or reasonably believe there is a non-approved pet present. Guest further agrees to grant Owners/ or their representative access to Rental Property for purposes of maintenance and repair.
4. AGE 25 OR OLDER TO BOOK: The guest booking the property must be 25 years of age or older. We reserve the right to request a photo or scan of a government-issued photo ID. The guest who books must stay at the property--you may not book for others if you do not intend to stay at the property.
