This modern house is the ultimate holiday experience, the kids will enjoy every inch of our games room. With 7 bedrooms, 6 bathrooms, we can accommodate 16 people - cots available) this is the ideal place to escape to with family and friends for the perfect break.
For gaming enthusiasts, our games room offers a selection of exciting options. For seekers of tranquility, our 120-jet hot tub will be the place of dreams, slipping into the ultimate relaxation. The hot tub offers extra features such as effective LED waterfalls running down the walls of the hot tub and benefits from two lounge seats and three upright seats. This self-heated hot tub can be used at all times of the year and is covered with a Gazebo to protect you from all weather types.
Our outdoor space includes crazy golf, BBQ, and patio furniture - you'll love it. With a coal barbecue where you can enjoy a grilled meal whilst relaxing on the patio chairs and tables. Viewed from the raised decking is a stunning garden with thick high-quality artificial grass that has a built-in crazy golf course. The garden is a perfect surface to sunbathe and for children of all ages to safely play.
Just off the yard, at the entrance of the property, there is a small laundry area with a washing machine and dryer, extra products, a shower room and a cloakroom.
In the kitchen utensils have been provided, for cooking and eating. There's a stand alone fridge freezer, electric fan-assisted oven, ceramic hob and a fitted extraction fan as well as other standard kitchen goods.
The 16-placed dining room is an expandable dining table that can be shortened if required. On the other side of the dining room is a cosy living area with a modern feature fireplace and sofa chairs all the way around three of the walls making it the perfect room to sit and chill together. The living room also has a large 55-inch wall-mounted high-definition smart TV with a DVD player.
The seven bedrooms are split off into three areas of the house:
Ground Floor:
Bedroom 1 - Twin Room with en-suite with a toilet, vanity sink unit, bath and overhead shower
Bedroom 2 - Super King with en-suite with a toilet, vanity sink unit, bath and overhead shower
Upstairs:
Bedroom 3 - 2 Bunk Beds with en-suite with a toilet, vanity sink unit, bath and overhead shower
Bedroom 4 - Twin Room with en-suite with a toilet, vanity sink unit, bath and overhead shower
Bedroom 5 - Super King with en-suite with a toilet, vanity sink unit, bath and overhead shower

These are slightly smaller rooms and are designed to be a small wing on its own. The rooms are accessed via a small lobby with their own private bathroom which boasts a large double the size shower cubicle, vanity unit and toilet.
Most beds are zip and link and can be changed from super king size to twins. If your booking is less than 16 guests, we will lock up some of the bedrooms to save us on unnecessary additional cleaning costs.
The playroom is like no other, consisting of a 55-inch high-definition smart television. With so much to offer, this child-friendly games room is perfect for all of the family. The room consists of a seven-foot pool table, a full-size air hockey table, table football, table tennis, a full-size dartboard, a collection of board games, a small child ball pool, and a full pallet foam bricks, a full-size buzz wire, bar table with adjustable stools, child’s rollercoaster, a play tent, a toy kitchen fully stocked with foam food and utensils.

This area also offers so much for all kinds of indoor and outdoor activities. Why not take a stroll along the river Eden to the neighboring village of Rockliffe to enjoy a meal or a drink? With just a five-minute drive, you can be in Carlisle and can take advantage of the 24-hour Asda or visit the retail shops. Gretna Green is only a 10-minute drive, along country roads you can take in the wonderful scenery.
