Our riverside guest house has everything you will need to enjoy your getaway! Enjoy the river, dock, kayaks, paddle boards, large game room, portable fire pit, playground, zip-line, basketball goal and large outdoor sitting area with a gas grill. Located 5-20 mins from the finest wedding venues, nearby wineries; less than an hour to Richmond & 25 minutes to Colonial Williamsburg. Only steps to numerous historic plantations & a few miles from the Virginia Capital bike & walking trail.
The upstairs studio apartment consists of a beautiful living room area, a very comfy Murphy bed, a full sized futon sofa, full bathroom, a fully equipped kitchen and a walkout outdoor living space.
Located downstairs is a huge wreck room with fun amenities such as a pool table, air hockey table, arcade games and entertainment area with a 55" LCD Smart TV, two comfy full beds, a queen-size sleeper sofa, an air mattress, additional dining table, full bathroom and kitchenette.
This property offers two kayaks, two stand up paddle boards, space to dock your boat and a boat ramp nearby.
Upstairs & Downstairs offers Wifi and a Smart TV for streaming your favorite shows and movies.

The upstairs and downstairs are not accessible to one another from the inside, but by a staircase on the outside. There are NO interior stairs connecting these two units.

-Please do not park on cement driveway. Only park in designated parking areas.
-Please only place toilet paper in the toilet, as we are on a septic system.
-Please take all trash and recyclables to trash containers on departure.
-Any and all acts by guest(s) and/or its invitees, that result in damages to the property or its contents, whether such act was intentional or the result of negligence will allow the host and or owner to deduct from the security deposit any and all cost incurred or to be incurred in returning the property or its contents to its original state and/or replace the item(s) as needed.
