Casa delle Ginestre, with a breathtaking view towards the medieval borgo of Todi, is surrounded by absolute tranquillity. A row of majestic cypresses accompanies guests to the splendid residence set in this magnificent green hilly Umbrian countryside, rich in history, culture and good food. A lovely location with a spacious interior furnished with care and respecting the classic villa style. The ground floor and the basement are completely dedicated to large living areas while the upper floor consists of the four elegant bedrooms with private bathroom and air conditioning. The wonderful swimming pool, just a few metres from the house and promising boundless views, is surrounded by olive trees, lawn, tall trees and various fragrant colourful blooms. Immersed in pristine nature are the spacious panoramic portico attached to the house, the poolside gazebo, both equipped for al fresco dining, and the well-kept garden. A splendid residence for those in search of privacy, relaxation and absolute tranquility. Given its location just a few kilometres from Todi, Casa delle Ginestre is also the ideal starting point for excursions to Orvieto, Perugia, Assisi and Spoleto, as well as to Florence and Rome, being just a few kilometres from the E45 highway connecting Umbria, Tuscany and Lazio. Services and shops for basic necessities, also open on Sundays, can be found in Todi, just 10 minutes away by car.
Interior:
The main entrance, located on the ground floor, leads directly to a large sitting room with dining area furnished with sofa, armchairs, table, chairs and fireplace. From here, two separate doors lead to the large, welcoming and fully-equipped kitchen. The living room and kitchen both have direct access, through large French windows, out to the portico for outdoor meals. From the sitting room two staircases (one with a stair lift) lead up to the first floor, composed of two double bedrooms with ensuite bathroom with shower which share a large terrace, a twin bedroom with ensuite bathroom with shower and another double bedroom with ensuite bathroom with tub. All the bedrooms have air conditioning. From the sitting room, on the ground floor, a brick staircase, equipped with a gate, leads down to the basement floor consisting of a very large living room furnished with sofas, armchairs, tables and fireplace with direct exit to the garden through French windows, a small sitting room with table and chairs and a double sofa bed, a kitchenette and a guest bathroom. Park:
The estate in which the house is located, at 227 m asl, extends levelly for about 1 hectare, completely fenced, covered on one part by an olive grove and on the other by a luxuriant and well-kept garden with jasmine, colourful flowers and various tall trees. Exiting the French windows from both the living room and the kitchen is a large portico with dining area, furnished with tables, chairs and with a brick-built barbecue nearby. On the first floor, outside the French windows of two of the bedrooms, is a beautiful terrace, the ideal place for an apéritif at dusk. In the evening the external lights in various strategic places render the garden even more fascinating, both around the pool and in the rest of the property, in short, the ideal place to admire spectacular sunsets towards the town of Todi. Past the automatic iron entrance gate, a row of majestic cypresses flanks the driveway up to the house and the 6-car covered parking area.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The beautiful, super panoramic swimming pool is located just 10 metres from the house and on the same level. Rectangular and lined in PVC with a light travertine-paved perimeter, it measures 12 x 6 m with the depth varying from 1.50 to 2.50 m. With chlorine purification and internal lighting, it has semicircular submerged steps for access to the water. The large surrounding area, covered in stone and tile paving and lawn, is equipped with sunbeds and umbrellas. There is also a romantic pergola, covered with fragrant jasmine, furnished with table and chairs for al fresco dining and a wooden-canopied gazebo furnished with sofas and armchairs. The swimming pool is available to guests from the last Saturday in April until the first Saturday in October.
