"From May 1st to September 30th, we require a 3 to 6-night stay when booking any weekend night if more than 3 months out and a 2 to 3-night weekend stay if booked less than 2 months away from the dates you want to book.
1 night stays are approved on case by case basis and typically accepted during the week in peak season and 99 percent of the time in off season times.

There's a great school on the corner with a perfect playground and the lake has great people to visit if you're out boating on our pontoon boat you can rent at the property from our site 4rentus and in the winter you can ice fish or go sliding or skiing at Cannonsburg or Pando for tubing and we have kids bounce packages at skyzone just grab our discounted limo package for the kids.

All deposits will be refunded after 14 days after your stay if no damages are found and/or any fees not payed. Great parking areas across the street and on a culdesac no neighbors across the street, and we have discounts from Paradise pizza just mention the blue roof house, contact Sandra at the local bar/tavern called the Night Hawk for catering. We have a great casino trip, brewery or wine tour and great golf packages with 3 courses within 10 minutes. Fishing on the water at the house or rent a fishing boat or yacht off 4rentus site or rent the pontoon boat for your stay also. We have a play ground at the corner for basketball swings and slides the kids love it, and a bait shop and party store less than a mile away.

Notice ...Our house rules -Policies are stated her as our refund policy does change throughout the year specifically in peak season due to platform inability to change. Smoking is allowed outside areas only, No fireworks or events. The rental agreement must be signed within three days of your booking approval or if not signed it is constituted to have been accepted when charge/ payment has been processed or received, and a copy of your ID must be sent to us before check in. Failure to do so may result in the cancellation of your reservation without a refund. Transfers (to another week in the same unit or to another unit) are commonly treated the same as a cancellation, unless we agree to move you to another location and another date which may have a rate increase if in other peak seasons or different date ranges and agreed increase of rental rate can be determined. The initial rental deposit and rate change will not be refunded, and dates rented. The size of the guest sleeping capacity would try to match but not guaranteed. The property may or may not be in the same area and may or may not have same amenities. The dates may be exactly the same or different from original dates pending availability. One-night stays are considered on a case-by-case basis, usually accepted during weekdays in the peak season, and almost always approved during the off-season. Please note the house rules: an additional guest rate of $25 per person, per night, with a one-time preparation and cleaning fee of $20 per person. Deduct any amount already billed to determine the accurate rate once the final count of guests staying and those visiting past 9pm, who are considered overnight guests, is confirmed. This can be adjusted due to our open-door policy, ensuring we have the most accurate guest numbers possible. The platform does not provide these figures to us. Typically, we add $20 per person or a set amount upfront for a base preparation fee, but as we do not yet know your final guest count, we can finalize the number of guests upon arrival or shortly before. A damage deposit is required for all properties before arrival unless waived by the owner. Property access is granted once the damage deposit and any remaining balances are settled. The deposit amount depends on the property and group size, averaging between $20-$25 per person, with a minimum of $100 and a maximum of $2500. Payments can be processed through Cash App or directly on this platform. The deposit is refunded within 14 to 21 days after checkout, provided that your review has been submitted. Upon arrival at the property, you are required to complete our arrival review sheet. You can find a link in the group check-in text, or a hard copy will be available on-site. If not completed within two hours of arrival, any waived fees will be reinstated on your bill, or a minimum fee of $100 will be charged. The swimming pool spa is designated for use exclusively by your group in two--hour intervals or as long as no one in the house next to you is waiting and we only have 2 houses per spa that can use each spa, as per the schedule outlined in the calendar following the manufacturer's recommendations. When the cover is open or the privacy nets are drawn, it indicates that the spa is currently in use by a group, either from your party or from the neighboring house. The shared areas include kayaks, canoes, rowboats, a swim beach, three docks, volleyball and basketball courts, trash disposal, and a free wood pile located by the dumpster. Please ensure that outdoor umbrellas are closed when not in use; a $50 fine will be imposed for any damage incurred. Fireworks are strictly prohibited without exception. Non-compliance will result in neighbors contacting law enforcement, and you will be required to vacate without a refund. Propane tanks cost \$30.00 each, plus a \$40.00 deposit.. For check-in and check-out procedures, we will coordinate via group messaging with the caretaker prior to your arrival and may approve an early check-in or check-out upon review. Please ensure all communications are conducted through the group check-in text.
