Nestled in Haws Bank, with all the amenities of Coniston very close by, sits this beautifully presented, semi-detached home, Timley Knott (named after a local geological feature on the Old Man of Coniston).
The house is finished to a superb standard and offers views of the lake to the rear and of the mountains and fells to the front and side. The driveway provides private off-road parking for one car and there is unlimited and free lay-by parking directly opposite.
The house boasts its own 7kw electric vehicle charger, broadband speeds of up to 40mb/s and Wi-Fi throughout the house. Timley Knott provides a simply exceptional abode for up to six people and their canine companions.
Stepping inside, head to the striking open-plan living space, full of charm, character, unique arty touches, and the latest mod cons.
The sitting area is tastefully adorned with quirky personal pieces and artwork, along with a woodburning stove, curved Smart TV and soft lighting that make this a wonderful spot to kick back after a long day.
The kitchen is equipped with everything you will need for unrestrained catering at home including a dishwasher and fast electric oven; meals at any time will feel special off the Minton fine bone china crockery.
The pièce de résistance on the ground floor is the glass fronted Juliet balcony accessed through large double French doors in the dining area; bringing the outside in and offering wonderful views across to Coniston Water and the Grizedale hills beyond.
Upstairs you will find two tasteful bedrooms, including a king-size with lake views and a Smart TV and a bathroom next to it with full sized bath and shower. The twin room has its own en-suite shower room and has views across the sheep field to the summit of the Old Man of Coniston.
Accessed externally via the rear of the property is a self-contained bedroom complete with a king-size bed, Smart TV, en-suite shower room, walk in wardrobe and a small kitchenette which includes a fridge.
The utility room provides extra shelves for food storage, an extra fridge, clothes washing and drying and space for all your outdoor gear.
Step out to the rear cottage garden, offering two outdoor seating areas with furniture for relaxing and dining to the sound of the slow running stream at the bottom of the garden and the illuminated water feature. Tasteful glass panels shelter you while you dine or relax.
The rear garden is made up of a small lawned area complete with neat shrubs and borders. The fully enclosed front garden offers a further lawn and well-tended borders. Enjoying the best of both worlds; Timley Knott is a short, scenic walk along a traffic free disused railway line into the village of Coniston (Ship Inn, Sun Inn, village centre all nearby) but also offers immediate access onto footpaths and cycle trails leading down to the lake and up to the fells. Walking up the Old Man of Coniston, Dow Crag, Wetherlam and all the Coniston fells is best done right from the front door of the house.
Coniston itself is home to several shops, cafés, and pubs where you can refuel after a long ramble, plus it has its own brewery producing Bluebird Bitter - well worth a try!
You may wish to escape to the water on a cruise, or if you'd prefer to stay on foot, hike up the Old Man of Coniston and be rewarded with stunning views.
