STUNNING 5 bedroom, 3 bathroom, large open plan living with extensive views overlooking Raglan and coastline. Underfloor central heating throughout plus additional fireplace in TV area (firewood supplied from May - August).
Located a mere 5km from Raglan township this truely magnificent eco-friendly home boosts all modern conveniences of easy living; dishwasher, complete laundry (washing machine and dryer), modern interior, extensive bifold windows and ranchsliders, designed to soak in the views from most rooms. North facing to embrace warmth and sunlight throughout the year, the ambience of this property is hard to find in Raglan.
Well planned kitchen, providing tea, coffee, sugar. Kitchen is well stocked with utensils, dishes etc. Dining and lounge area an entertainers delight capturing awe-inspiring views.
Enjoy alfresco meals on the deck cooking on the webber.
This property is designed for the larger family or extended families - not suitable for young children under 6 years. Minimum age bracket of 35yrs plus.
Please note twin bedroom can convert to super king bed by pushing 2 beds together therefore accommodating 3 couples. Please advise property manager of bedding configuration upon enquiry.

Linen is included into your quotation consisting of full bedding, towels, facecloths, handtowels, bathmats, teatowels and complimentary soap.
Your Property Manager is available for any necessary queries or assistance during your stay from Monday - Sunday 9am - 5pm and on call after hours to assist with any urgencies.
A call-out fee of $65 may apply for after hours non-emergencies.
Guests have entire home to themselves, no shared spaces. Completely private.
All guests can access holiday home from 3pm onwards via instructions from property manager. However I am a phone call away if you need my assistance, thank you.

TERMS OF CONDITIONS
Cancellation by OWNER/MANAGER:
If, due to circumstances beyond our control, the property becomes unavailable or unfit for use, we will notify you as soon as possible and refund your money in full.
Change of Dates:
If you wish to change your dates and you are within the 5 day cancellation policy period, you must do so 72hrs PRIOR to your original arrival date in order to receive full refund. If less than 72hrs, we will not refund due to last minute change.
Booking numbers:
Your booking has been "accepted" with the stated number of guests as per your enquiry. Please note number of guests applies to full duration of your stay, we do not allow for additional guests/visitors at any given time whilst staying at holiday home unless you have notified property manager prior to your arrival. Failure to do so may result in immediate termination of your stay, should this clause be breached. Numbers are placed on properties to ensure that the facilities are not stressed and the said property can cope with number of guests. If you could also please confirm whether couples or singles if you require linen, as this helps preparation of bedding configuration. Please note the guest name stated on enquiry is the person solely responsible for making enquiries, following through with emails and may not be transferable to another person at any given time.
Pets Policy:
Sorry, we do not allow any pets across any of our properties (this includes visitors).
Noise:
We ask you are respectful of your neighbours and keep noise to a minimum after the hours of 9pm.
Strictly NO PARTY policy, we are very strict with this rule, if you breach this rule you may be asked to leave. Neighbours are very good at letting me know if noise levels are excessive through the night.
Smoking:
All of our properties have a non-smoking policy inside of holiday homes. We have supplied ashtrays under the kitchen sink to be taken outside. Please no open fires at any given time.
Safety:
We ask that children are supervised at all times across our properties. Our properties have either spas, ocean front, raised levels or are not children proof. Your children are your responsibility and we will not take any liability due to unforeseen acts of misconduct. PLEASE KEEP CHILDREN SAFE WHERE SPAS ARE IN PLACE.
Breakages:
If at any given time during your stay there is damage caused or any breakages PLEASE LET THE PROPERTY MANAGER know straight away. If you have broken an item from the kitchen please leave a koha towards replacement ie wine glass, if a platter please leave appropriate replacement cost. Should further structural damage occur to property, excessive cleaning on carpets we will ask you to pay for this.
BBQ's:
All of our bbq's/webbers are cleaned pre your arrival. We do ask you leave bbq's in same condition as you found upon leaving property. If we find the bbq has not been cleaned pre your departure we will email you requesting $50 cleaning fee.
Linen:
All bookings include linen (this is quoted into nightly rental plus linen per person), including full bedding, towels, facecloths, hand towels, bathmats, tea towels and complimentary soap. Please note we DO NOT supply beach towels.
Rubbish/Recycling:
Raglan has a strong focus on waste and recycling, we ask you conduct your waste/recycling into categories:
• Prepaid blue bag = all rubbish from kitchen bin
• Green Caddy (on kitchen bench) = when full place into larger outdoor green caddy
• Green recycle bins = if you could separate your recycles please; glass in one, plastics separate; cans, tins, cardboard (no loo rolls) and paper in the other.
We appreciate your concerted effort to help out with regards to rubbish/recycling as it is not pleasant when we need to sift through your rubbish to sort recycling!
Upon leaving holiday accommodation:
You have paid a compulsory fee for cleaning, however we do ask guests leave holiday home as you found it, in particular wiping down kitchen benches. We ask beds are stripped of sheets and pillowcases and placed in laundry/bathroom areas and dishwasher (if provided) has been turned on before you depart.

Summary: We had a lovely stay here, in particular the kitchen had all the equipment and utensils needed to comfortably cook and entertain. Views out over the harbour are amazing and a quick 5 minute drive into town.
