Bunrannoch House is a large, grade C listed Victorian hunting lodge, built in 1860, which stands proudly in its large grounds, on the outskirts of the village of Kinloch Rannoch, in Highland Perthshire. The remote village lies at the eastern end of the 10 mile long Loch Rannoch, in an incredibly tranquil setting, surrounded by some of Scotland's most spectacular scenery, including the 3,553 feet high Schiehallion, the "Fairy Hill of the Caledonians". There is a wide range of wildlife in the peaceful glen, often seen in the gardens of Bunrannoch House, including deer, red squirrels and many birds of prey. Despite the remote location, the house is well positioned for a wide range of activities, from touring fairytale castles, or sampling whisky distilleries, to salmon fishing on the River Tay, or "bagging" some of Scotland's 282 Munros (mountains over 3,000 feet). All four floors of Bunrannoch House have been lovingly refurbished by its current owner, who lives in a flat on the ground floor, to recreate the warmth and charm of the original hunting lodge. The many character features include large sash windows, high ceilings, a grand staircase and a real fire in the living room. The character of the house is complemented by its modern facilities, including ensuite bathrooms in every bedroom, a flatscreen TV with Sky, wireless internet access and a large, commercial style kitchen. Bunrannoch House sleeps a maximum of 16 people, in seven bedrooms, all of which have ensuite bathrooms. There is plentiful off-street parking and the gardens extend to more than two acres. The property is an ideal retreat for large family gatherings, celebrations or groups of friends seeking a perfect rural retreat, in an oasis of tranquility. House Rules Booking and payment Character Cottages is a marketing agency and we do not own any of the cottages listed on our website. We manage a proportion of cottages within our portfolio and the remaining properties are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for your property manager. Bookings made via us form a legal agreement directly between you and the property owner. For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival. All payments are made subject to the cancellation policy set out in the standard Booking Conditions. Owner's accommodation Guests should be aware that the owner of Bunrannoch House lives in a flat, which takes up half of the ground floor of the property. The flat has a separate entrance and enclosed garden area, but shares the same driveway up to the house. Arrival and departure days Standard arrival days are Fridays, with standard holiday durations being a three night weekend, departing on the Monday. Flexible arrival and departure days may be possible, however. Please contact us to discuss your requirements. Security deposits A security deposit of £250 is payable, which is returned after the letting period, subject to an inspection of the property. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card. Occupancy The maximum occupancy of the property, including its grounds, is 16 guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than 16 guests at the property. Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by up to four additional infants. Pets Up to four well behaved dogs are accepted, at a cost of £25 per booking per dog. Dog bowls and blankets can be provided, if required. For the comfort of future guests, we ask that no trace of a dog remains after your departure. Guests with dogs should be aware that an intact male dog (springer spaniel) lives in the owner's flat. They have their own enclosed garden area and would not be expected to come into contact with guest's dogs. Please note that Bunrannoch House has a large garden, exceeding two acres in size. Whilst the garden is fairly well enclosed, it is possible that an unsupervised dog could get out onto either the road in front of the house, or into the fields around the house. The fields usually contain sheep and it is particularly important, therefore, that guests ensure that their dogs do not get out into these fields (especially at lambing time, in the spring). Guests should also note that the property is in a very rural area and there are regularly deer, pheasants, red squirrels and rabbits in the garden. Bed linen and towels Bed linen and towels are provided for guests. Arrival and departure times Arrival time is after 3pm and departure time is by 10am. If your arrival will be delayed beyond 9pm on the start date of your rental period, you must contact the person whose details are given in the location details. If you fail to do so, you may not be able to get into the property. Heating, fuel and logs The property has a gas fired central heating system. Guests should be aware that the temperature outside the property can fall significantly below freezing at times in the winter – additional oil filled radiators and blankets are available, if required. Electricity and gas are included in the letting price. There is a real fire in the living room and logs are provided under a fair usage policy (there is an honesty box for contributions towards the cost of logs used). Services provided The property has free wireless internet access and a TV with DVD player and full Sky package. A cordless telephone is also provided, with an honesty box for the cost of calls made. Bunrannoch House is in a remote area and guests should be aware that mobile phone reception can be very poor. Parking The property has a private driveway, with parking space for at least six cars. Housekeeping Housekeeping services may be available on request. Child friendly facilities A travel cot (without linen), a high chair and a baby buggy are available. The property's two acre garden is enclosed, however, please note that it is on a hillside, with some steep drops and some areas of the garden are not visible from the house. Initial consumables A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay. Accessibility, health and safety This is an old, listed property and has many character features, including some narrow and steep stairs, and multiple floors, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency. The large windows in the main reception rooms on the first floor are single glazed floor to ceiling windows and children should be supervised at all times near these windows. The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk. Smoking No smoking or vaping is permitted throughout the property. Hen and Stag Parties Hen and Stag Parties may be permitted. Please contact us prior to booking a Hen or Stag party.
