River House Sussex is a boutique riverside cottage on the banks of the Ouse in the South Downs National Park. ‘Ouse’ing with character, this mid-19th century coach house is situated at the end of a private country lane offering a tranquil spot for fishing, kayaking or just a relaxing sunset drink on the secret deck, whilst only a 10 min walk to the historic market town of Lewes. With mature gardens, a wood-burning stove and charming eclectic decor throughout, this house is the perfect getaway for all seasons. The house is set over two floors, the ground floor has beautiful terracotta flooring throughout dressed with a mixture of Turkish rugs instantly giving a holiday villa feel the moment you walk through the door. The colourful living room has ample comfortable seating, a wood burning stove and grand piano. The ‘smart’ tv with Sky including box sets and easy access to your Netflix or Amazon video make this room ideal for those cosy nights in by the fire after a day of exploring. The country style kitchen and dining room is fully equipped with a large larder, stone worktops, American style fridge and freezer, combi-microwave, dishwasher, range cooker, large butler sink and butchers block island. Plenty of quality pans, knives and serving dishes makes cooking an enjoyable experience. There is also a utility/boot room with washing machine and tumble dryer, leading through to a conservatory and downstairs WC. The quirky upper floor offers yet more charming eclectic decor and four unique bedrooms. The ‘River Room’ (master suite) has its own private hallway leading to a large bedroom and Moroccan style luxury shower room. The bedroom with its oak parquet flooring and high ceiling has a French feel, with beautiful antique furniture, king size bed and a show stealing view from the large south facing window overlooking the flowing river and private garden. The Moroccan shower room has a Hammam style shower with large deluge showerhead and luxurious heated marble floor. The ‘Green Room’ is a bright and tranquil room with west facing views from its huge sliding sash window over the gardens and river beyond. White painted floorboards, green wood panelling, high ceiling, limewashed brickwork and king size bed give this room a boutique hotel feel. It also benefits from a quirky shower room which has a mixture of antique furniture and high end brassware. The ‘Teal Room’ is an incredibly unique bedroom with a distinctively Asian feel. It has a view east from the large sliding sash window over our morning courtyard, and a backdrop of the beautiful South Downs. The room features an extremely high vaulted and panelled ceiling, exposed flint and brick walls, and wood panelling. The teak Indonesian furniture with king size bed, wonderful teal tones and unusual artefacts made this our favourite bedroom to decorate. The ‘Dormer Room’ is a bright bedroom with an east facing dormer window which floods this room with natural light. It features white painted floorboards and two single beds with storage beneath. The five permanent beds are perfect for 8 guests and two fold out single beds are available for groups of up to 10. The ‘Monkey Bathroom’ is a large family bathroom with designer wallpaper, luxury chinaware and brassware and a sunken alcove bath. The quality over bath shower has its own separate thermostatic valve with deluge head that offers all the power and convenience of a stand-alone shower. Outside, the house benefits from private south facing mature gardens with many rare plant species, an abundance of roses, flowers, fruit trees and our beautiful cherry blossom tree that fill the garden with colour and wildlife all year round. The whole garden runs along the banks of the River Ouse where you will find many species of fish and birds including the beautiful swans who will be sure to pay you a visit. There are two small ponds and an awe inspiring ‘secret deck’ accessed through an archway of creeping plants that is the perfect spot to enjoy your morning coffee or an evening glass of wine. There is a charming walled courtyard to the east of the property which is a wonderful morning sun trap making it perfect for a spot of breakfast and to the south, a large terrace with a huge wooden table ideal for al fresco dining. At the front of the property there is a large cobbled courtyard which has ample parking for 4-5 cars, and wisteria and grapevines upon the walls. Situated in the beautiful ‘South Downs National Park’ there is no shortage of activities to make this the perfect holiday or vacation getaway. Right on your doorstep you will have access to rural walks along the river or up to the Downs. Direct private river access along with the use of our kayaks gives River House Sussex a feature you will not find anywhere else. The nearby market town of Lewes is steeped in history with its picturesque streets, antique shops, independent restaurants and pubs and 1000 year old Norman Castle just a 10 minutes walk away. With direct trains to Brighton (15mins) and London (1hr) and easy access by car to Glyndebourne ( 7mins), Brighton and Hove Albion’s Premier league ‘Amex’ stadium (10mins) and plenty of other towns, villages, historic landmarks and golf courses all short drives away this is the perfect location for your UK trip. As well as all these options you can just unwind at the house whilst the family can play on our full size table tennis table, play many of our lawn games or in the colder months a selection of board and video games should keep everyone entertained. You will have the entire place to yourself throughout the stay and we’re sure you will find every convenience has been thought of from the soft cotton bed linen, tea, coffee and milk etc to get you started, a supply of most things you may have forgotten in the bathrooms and a bottle of wine and fresh flowers included with every welcome pack.
