In addition to local restaurants, bars, and shopping being only minutes away, there is also a large grocery store, pharmacy, hospital with emergency room, and Wolf Ranch Town Center with big box offerings like Target, Best Buy, and TJ Maxx within a few miles.

1. RESPONSIBLE PARTY. Guest warrants that they will be an occupant of the Property during the Effective Dates, and that Guest will be the responsible party for all covenants made herein during its stay. "Guest" for the purposes of this Agreement shall also include all occupants or invitees of the Property during the Effective Dates. Lessor reserves the right to hold all Guest(s) responsible for damages, financial or otherwise, that may arise out of this Agreement. The undersigned Guest further agrees to adequately manage the activities of all occupants or invitees during the Effective Dates and will make all reasonable efforts to ensure the safety of all occupants or invitees as well as the Property.
2. GUEST ACKNOWLEDGES THAT EXTRA CHARGES MAY OCCUR FOR LATE CHECK OUTS AS FOLLOWS: A $50-hour fee for each hour (or portion thereof past the required check out time. Such charges will be charged against the credit card and/or security deposit
3. CLEANING. Guest may be responsible for cleaning charge of $50 per hour over the minimum cleaning time allowed. Minimum charge for picking up cigarette butts is $50. Guests will be charged $10/towel for each white towel left stained.
4. HOLD HARMLESS- Lessor makes no guarantees, express or implied, regarding suitability or fitness of Property for any particular purpose. Lessor does guarantee that appropriate repair of Property, or its functions, will be performed as soon as possible. Guest shall notify Lessor of any damages or needed repairs that may occur on Property during the Effective Dates. Lessor is not responsible and shall not be held liable for any inconveniences for which Lessor has no immediate control, including, but not limited to: (i) breakdown of TVs, DVD players, and/or other recreational appliances or devices; (ii) power outages; (iii) adverse weather and/ or road conditions; (iv) construction in the area, etc. LESSOR SHALL NOT BE HELD LIABLE, OR OTHERWISE TAKE ANY RESPONSIBILITY, FOR ANY INJURIES THAT MAY OCCUR TO GUEST, AND/OR GUEST'S INVITEES THAT: a) IS CAUSED OR PERMITTED TO BE CAUSED BY THE INTENTIONAL, UNINTENTIONAL, NEGLIGENT, OR CARELESS ACTS OF SAID GUEST AND/OR INVITEES; (2) IS CAUSED OR PERMITTED TO BE CAUSED BY THE INTENTIONAL, UNINTENTIONAL, NEGLIGENT, OR CARELESS ACTS OF SAID LESSOR; (3) RESULTS FROM GUEST'S FAILURE TO OBSERVE ANY POSTED WARNINGS OR CHECKLISTS ON PROPERTY; OR (4) IS CAUSED BY ANY FORCE MAJEURE EVENTS OR OCCURRENCES
5. PET ADDENDUM
It is hereby agreed by and between Heather Smith, (Homeowner) and____________________________________ (Guest) that homeowner will allow guest to have the following described pet and no others in the vacation home upon and subject to the terms and conditions of the rental agreement and this addendum. The permission granted herein shall be limited to a certain pet as described below:

Guest hereby agrees to comply to the following:
1. Guest to pay additional, non-refundable pet fee in the amount of $25.00/night per pet up to 2 pets, not larger than 25lbs without approval.
2. All pets must comply with the following specifications (documentation from an accredited veterinarian must be provided by Guest upon request - Must be up to date on all vaccinations. Heart worm preventive is highly recommended.
3. All Pets Must Be Leashed at All Times when not in the fenced yard!
4. Guest is responsible for cleaning up any/all pet refuse.
5. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees.
6. All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets.
7. Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit/claim be filed.
8. Guest should prevent pets from producing excessive noise at a level that disturbs neighbors.
9. Pet will not be left unattended for an undue length of time, either indoors or out. Pet will not be left unattended on balcony, patio, or porch.
10. Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.
