The property is centrally located, between Boulder and Lyons, Colorado, and is one of very few properties situated high up against the spectacular Front Range of the Rockies. The house is situated on 3 acres and bordered on two sides by Boulder County Open Space with mixed grassland and Ponderosa pine forest. The house itself is light-filled and spacious with an open-plan layout. On the main floor a large well-appointed kitchen with a spacious breakfast area links to a dining room with an 8-seat dining table and a comfortable lounge area with a wood-burning fireplace. All of these rooms have large windows overlooking the surrounding landscape and vegetation, and a large patio area with a fire pit leads off the kitchen and living room. There is also a large trampoline with a safety net outside.
A separate office/TV lounge has a comfortable sleeping couch for an additional person. There is also a walk-in closet/mud room to hang coats or ski jackets, a full bathroom, and a separate laundry room on this level. Upstairs there are 3 bedrooms: a large master with a king-size bed, large windows looking out onto the mountain landscape, an en-suite bathroom with a jetted tub, and a walk-in closet. The remaining two bedrooms have queen-size beds, with a Jack-and-Jill full bathroom and impressive views over the plains.
The house is surrounded by natural environment and there is a high likelihood of seeing wildlife. Deer often come very close to the house; in winter elk can be seen in large groups of up to a 100 animals browsing on the hillsides nearby; there is a mother bobcat and two juveniles that are active in the area; coyotes can be heard most nights and occasionally spotted; and a pair of golden eagles can be seen riding the currents above the house most days.
The property is the perfect base for exploring the Rocky Mountains and the Colorado Front Range with easy access to Rocky Mountain National Park (45 mins); nearby ski resorts (54 mins); restaurants and shopping in Lyons (5 mins) and Boulder (15 mins); beautiful hiking trails (6 mins); and world class mountain biking (8 mins).
