The farmhouse has been renovated to the highest standards to create a home which has kept its traditional charm whilst responding to modern needs. A large private pool overlooks the wooded valley to Monte Favalto 1082m, & the rolling landscape of other ridges of Tuscany and Umbria.
This is your private sanctuary to enjoy in the way you choose. The villa is set five minutes climb up a white road. There are few other houses in sight, no traffic noise except an occasional farm car or tractor and a ten acre estate to roam with olive trees, meadows and woodland. An inspiring place perfect for walking, photography, painting, writing, Yoga, or for just relaxing, cooking, eating and being together in small or larger groups of friends or family. When you need to stock up Gioello is 5km away – basic food/wine store and pharmacy, San Secondo 9km - small selection of shops and supermarkets, Trestina - 12 km good selection of shops and supermarkets or Citta di Castello 18km - all amenities. Local specialities include the famous white truffles, wild boar salami as well as Umbrian olive oil considered one of the best. You are in a perfect location from which to visit the key attractions, villages & towns of this lovely part of Tuscany & Umbria exploring galleries and museums.
Garden and Pool: The garden is well established and beautiful. There is a lot to enjoy throughout the year. Near to the house there are south facing terraces with a mixture of hard landscaping in stone, gravel and grassed areas for sitting out which have been planted with buddleia, wisteria, roses, lavender, rosemary, thyme, sage, wild grasses, Jasmine, cypress and many more wonderful Mediterranean plants. Nearby above and below the house there are ancient olive groves, natural woodland of oak and chestnut and wild meadows to explore. You may find figs, blackberries and plums and you may see a porcupine, eagles, buzzards or deer or hear the sound of a wild boar. There is no light pollution here so you may spend some time star gazing, on a clear night they are spectacular with the Milky Way clearly visible.
The large pool is secluded, private and regularly cleaned benefiting from the sun all day long making this an ideal place for the focus of your day in high summer. It is well equipped with comfortable sunloungers and a fixed pergola for shade. There is outdoor and in pool lighting for a late night dip or party by the pool. The pool is closed and covered for winter from the start of October until the start of May.
The surrounding area: This is an area less touched by tourism which retains its ancient rural charms with local festivals to be found honouring saints or local specialities. Every hilltop seems to offer another attractive town starting with nearby Santa Maria Tiberina dating back to Etruscan times. You will find fields of sunflowers, poppies, wheat, olive oil, wine & truffles, superb light, renaissance art, architecture and a local community that is welcoming and friendly especially at the local store in Gioello (5km) and San Secondo (8km). Citta di Castello (18km) is a walled medieval centre with winding streets to wander where people have time to stroll and chat - you will find shops, banks, supermarkets, markets, ice cream shops –some 24 hour!, cafes restaurants and a thermal spa. Have a drink at one of the many pavement cafes, people watch, or enjoy the evening passeggiata.

Try not to miss Piero della Francesca's Madonna del Parto in Monterchi (only 25 mins) and other inspired works at Sansepolcro, Arezzo and Urbino. Others may enjoy the nearby country club with its horse riding centre, 9 hole golf course, pool and restaurant, or maybe guided walks or hiring bikes and mountain biking is more your thing. Slightly further away there is an 18 hole golf course west of Perugia and a selection of water-sports are available at Lake Trasimeno (1 hr). Perugia, a university town to the south and Arezzo a regional centre to the north with a huge antiques market the first sunday of every month (1hr) are both honey pots which have a real buzz, there’s lots going on and plenty of shops to suit all tastes and curiosities. Assisi with its spectacular cathedral will help to fulfill spiritual needs just one of the many places of inspiration within an hour from Colcello not to mention all the many churches, museums and galleries that Italy is so renowned for.
This is an area of concerts and festivals happening throughout the summer from a small intimate but highly respected film festival in Montone or classical concerts in the hill top towns of Citerna, Monterchi or Anghiari sometimes held outdoors through to spectacular festivals and pallios held in Arezzo or Gubbio conducted in full medieval costume with processions, flags and fuelled with local enthusiasm and vigour. There are a myriad of food festivals held throughout the summer from truffles to polenta to porchetta or local honey, wine or oil. Citta di Castello hosts festivals such as truffles, wine and parmiggiano in the autumn months. If chocolate or Jazz is your passion Perugia has the festival for it.
